INTRODUCTION

Greendykes is a very pretty farmhouse with a one bedroom attached annexe sitting on its own surrounded by beautiful rolling countryside and offers privacy, space, tranquillity and superb living accommodation as well as plenty of land and outbuildings.

The ground floor has a bespoke kitchen with stone flooring and 5 oven AGA and plenty of storage which leads into a lovely sun room which could be the perfect space for dining. The main reception rooms are made up of a beautiful drawing room, with a log burner and windows to all sides overlooking the gardens, and a generous sitting room also with an attractive fireplace with log burner for the cosy winter nights, leading off the kitchen. There is also a very spacious study to the front of the house and a fully equipped laundry room and wc to the rear.

To the first floor there is a principal suite to one side which is made up of a generous bedroom which is light and bright, a fully fitted dressing room and an ensuite shower room. To the other end, overlooking the garden is the guest bedroom which has an ensuite shower room. There is a further large double bedroom and house bathroom.

In between the main house and the annexe, ‘the Granary’, there is a very useful boot room/utility perfect for ‘outdoorsy’ people with dogs and dirty wellies!!

The Granary is a fabulous addition to the main house as it is attached but has its own separate garden and terrace. It has a fully equipped kitchen with sitting and dining area and upstairs is a spacious and bright bedroom with ensuite and large dressing area.

Externally, Greendykes really comes into its own. It has well established gardens and grounds which include an orchard, manicured lawns and pretty woodland with a stream running through it. To the front is a lovely terrace with a feature well and is the perfect place for early morning coffee and or an evening tipple. The rest of the garden is mostly laid to lawn with a lovely summer house sitting in the midst of it.

The ‘yard’ which is made up of stores and stables joins to the house and the owner created a covered party/entertaining area which leads off the kitchen and also the Granary – and is a wonderful place to eat in all weathers!

There are plenty of useful outbuildings at Greendykes, including 2 barns, brick built garaging, stables and tack room and horse shelter. The paddocks are post and railed fenced and surround the property and the driveway. In all 38 acres.

ENVIRONS

The house sits about a mile out of the village of Bagby which has a popular local pub. Close by is the pretty market town of Thirsk with ‘James Herriot’ links which has plenty of independent shops, greengrocer, butchers and bakeries as well as restaurants, cafes and pubs!
There are excellent rail links from Thirsk and York stations both north and south – with travel to London and Edinburgh in around 2 hours. Only 3 miles from the A19 and quickly to the A1, it is an ideal location to access the motorway network north and south. Local schools, shops and leisure facilities are all available within the surrounding area as well as many excellent state and independent schools within easy reach.
