Description

Jenkey Farm offers a rare opportunity to purchase a thoughtfully created and impressive equestrian facility, within easy reach of Folkestone and Dover for the European Circuits.

Situated in a rural yet accessible location, Jenkey Farm extends to about 47.5 acres of predominantly grassland, with an attractive modern 5 bedroom detached property and an enviable array of equestrian facilities, the quality of which is rarely seen and there is potential to further expand.

Jenkey Farmhouse

An attractive modern farmhouse, built in 2017, Jenkey Farmhouse offers light and spacious accommodation with views over the equestrian facilities to the front and paddocks to the south.

Upon entering through the front door, you are instantly greeted with an impressive hallway which runs centrally to the large living room at the rear of the property. To the right there is a ground floor double bedroom with ensuite bathroom, office and W.C. An impressive kitchen/breakfast area lies to the left of the hallway, with French doors opening onto the patio which adjoins the flowerbed - bordered lawns and overlooks the garden and paddocks beyond.

On the first floor the stairs lead to a galleried landing area, where you will find has a charming seating area overlooking the front garden and stables. There are 4 bedrooms and 4 bathrooms, including the spacious principal bedroom, with a walk-in wardrobe. The principal bedroom enjoys southernly views over the paddocks.

The farmhouse is bordered by delightful gardens and enjoys views over its own land.

The Equestrian Facilities and buildings

To the west of the property you will find an array of impressive equestrian facilities, which will suit a wide variety of equestrian disciplines or commercial uses and have been finished to an extremely high standard and designed with functional usability in mind.

All the facilities have high specification security installed and are fully alarmed with sensors on all windows, door and roof CCTV and laser motion detection.

Main yard and Indoor Arena

The main yard, is an impressive light and well-ventilated barn comprising 7 Victorian fronted Monarch stables, with double swan neck dividers, chrome and silver finishes, automatic water drinkers, swivel mangers, rear Monarch windows and Quattro bonded rubber matting. There are three impressive entrances with full height sliding Monarch double doors, wide walk ways with Quattro flooring and an integral central drainage system.

The barn is also home to an impressive and immaculate fully fitted tack room, equipped with a fitted kitchen and island. There are two large washdown bays fitted with diamond quattro matting and benefitting from hot and cold water. A further bay, also fitted with diamond Quattro matting provides and indoor vet/farrier area and solarium, tailored with twin Ascot emitters that deliver a class-leading spread of infrared warmth with no hot spots. The barn also houses a laundry/rug room, the plant room and a hay/feed store, which has been cleverly designed with its own double doored entrance, providing easy access for deliveries.

The internal yard leads through to a commanding 48m x 23m indoor arena fitted with a large electronic Galebreaker along the far long side, allowing for additional light and ventilation throughout, whilst maintaining protection from the elements. The Equivia grade II wax surface can accommodate all disciplines and means there is no requirement for an irrigation system. There are sloping composite kick boards, mounted on a concrete plinth running around the arena and Biddlecombe Arena Mirrors are fitted wall to wall along the short side. There are two entrances, one from the internal yard and the other an external entrance. In addition there is a generous and impressive viewing gallery, providing plenty of space for spectating and fitted with a work surface running the entire length of the gallery, a kitchen, large island and space left for stands, should someone wish to add them.

Seamless design and great attention to detail has been put into this space, even down to the lighting (which all works independently), attractive chrome lettering in the arena, cooking facilities in the gallery and power points throughout the barn.

External Facilities

Outside there are further impressive facilities including a Mark Scott 60m x 30m outdoor arena with a sand and fibre surface, impeccable drainage and space to extend. A Monarch covered 5 bay horse walker, with automated rotation. A Monarch lunge pen with Equivia Grade I surface and a fully drained Stallion or rehabilitation pen, with surface and a reinforced stallion gate. In addition, there are a further 3 Monarch outdoor wash bays and one Monarch drying bay, equipped with power sockets.

External Yards

There are two separate external stable yards, a three box brick built yard nearest the barn, including a large foaling box or isolation bay, all fitted with rubber matting and ceiling fans.

A further self-contained 5 box stable block, with tack room, electricity, lights and water lies to the north west of the outdoor arena and as part of the planning application 19/01409/AS planning was granted to remodel this stable block in to a courtyard facing the indoor arena, with 8 stables, a tea room, tack room and separate hay store.

Additional Buildings and Parking

An additional entrance of Church Lane provides access to the equestrian elements and all of which are assembled around the large area of hardstanding, which also provides ample parking.

There are two additional modern barns; one central large general purpose building which is currently used for machinery and hay storage and a smaller Atcost barn by the farmhouse entrance and situated next to a separate brick-built office/show secretary box.

To the rear of the indoor arena is a toilet block with ladies and gents facilities and large outdoor water tank, which collects rain water from the roof and is used on the outdoor arena.

Land

The land extends to about 47.5 acres of permanent pasture and lies primarily to the south west of the farmhouse and equestrian facilities and provides an attractive backdrop to residential element.

There is a central hardcore track leading from the farmstead to the turnout paddocks. Jenkey Farm has the added benefit of adjoining the byway located on the south western boundary which enables easily accessible off road hacking.

Location

Situated off Church Lane, on the outskirts of the village of Shadoxhurst, Jenkey Farm is set in unspoilt Kent wooded countryside south of Ashford.

The surrounding villages provide local amenities for everyday needs, together with public houses. Ashford is 6 miles distant and provides more extensive shopping facilities, including several supermarkets, high street shops, leisure centres and schools.
