Description

The original part of Hellescott Vineyard is believed to date back many hundreds of years with a wealth of character on display supporting this. The property has been extended in more recent years and today has spacious and highly flexible three bedroom accommodation.

Inside, the rooms include a formal dining room which has space for a table, a stone fireplace and window seat. From here the stairs ascend to the first floor. The lounge is a spacious room and has a large window and an attractive floor to ceiling stone fireplace with inset wood burning stove. The kitchen/breakfast room is dual aspect and light and airy. It has a wood panelled high ceiling and a stable door accessing the exterior. It has been used as a general day to day living area. It has an oil fired Rayburn. There are fitted cupboards and a Belfast style sink. A free standing cooker is included in the sale. The utility room has a more extensive range of wall and base kitchen style units with spaces for additional kitchen appliances such as a dishwasher, washing machine and further fridge/freezer. A light and airy study has a view over the front garden, built in storage cupboards and leads through to the ground floor bedroom which is dual aspect and has an en- suite shower room/WC.

On the first floor are two double bedrooms. The master bedroom has a stunning vaulted ceiling with wall length built in wardrobes and cupboards. The pristine family bathroom/WC is fitted with a white suite which includes a panelled bath with shower attachment above. There are modern recessed downlighters.

The home has oil fired central heating and external windows and doors are UPVC double glazed. The flexible layout would suit a wide range of buyers.

The property is approached by a private driveway which leads to the five bar gate which encloses the gravel off road parking area where there is ample space for a collection of vehicles including caravans, motor homes etc. There is an open four bay carport. The 5.1 acres of grounds are found to the front, rear and side of the property.

The gardens are a lovely feature of the home comprising of extensive lawns with colourful shrubs and borders well stocked with shrubs, bushes and perennials. At the front, is an open plan lawn which is entirely pet friendly. At the rear there is a large natural stocked pond which is a habit for much wildlife. A picnic area is located adjacent to a level lawn which has been used as a games area. The former wine store is a useful outbuilding that has power and light. Beyond, an orchard has fruit trees including two varieties of apple and pear. A further garden store can be found, as well as, a large high open storage barn. The gardens are idyllic and there is plenty of room to relax and follow the sun during the day.

The equestrian facilities include a purpose built wooden stable block that incorporates two loose boxes both with high quality rubber matting included in the sale. A large tack room is in place and the stable block has power, water and light. The pasture land is made up of two main enclosures being south facing with outstanding views over the valley of the nearby river Ottery. In the main field is a large sand school that has a hardcore base with rubber chippings. The adjacent field has a block outbuilding which was a former bull pen. This has been modified to be used as a storage barn with adjacent a poultry shed.

Hellescott Vineyard stands close to North Petherwin Parish, which is one of the largest in North Cornwall. The village stands on the ridge above the River Ottery, which is a major tributary of the Tamar River separating Cornwall and Devon. The Parish Church is dedicated to St Paternus and is unusually grand for a small Church. The village has facilities including a Church Hall which holds many social events throughout the year. For those with children the Village School is found at Brazacott another one of the small hamlets. The nearest local shop and Post Office is found in the village of Whitstone which is approximately four miles away.

The residence is situated just fifteen miles or so from the coastal resort and town of Bude which has excellent shopping, commercial, educational and recreational facilities and many sandy beaches and dramatic cliff top walks. The further resorts of Boscastle, Crackington Haven and Widemouth Bay are also a short drive away. Regarded as the 'Gateway to Cornwall' the market town of Launceston is approximately 5 miles away which also has a range of educational, recreational, commercial and leisure facilities, as well as a Norman Castle and attractive town centre. We understand from our clients that there is a school bus route which passes the property. Launceston lies adjacent to the A30 dual carriageway which runs to Truro and West Cornwall in one direction and Exeter and beyond in the opposite direction.

For further communications the Cathedral City of Exeter is approximately 47 miles distance, or about an hour drive and has a more extensive range of shopping and leisure facilities, as well as access to the M5 motorway, mainland rail network to London (Paddington) and further north. Exeter is served by an excellent regional international airport. The continental ferry port and city of Plymouth is approximately 31 miles from the property and again offers extensive facilities as well as regular cross channel ferry services to France and Spain.
From Launceston town centre ahead along the B3254 through St Stephens towards Bude. Continue for approximately 5 miles passing through the village of Yeolmbridge and hamlet of Ladycross. Upon reaching Langdon Cross take the left hand turning towards North Petherwin following the signs for approximately 2 miles into the centre of the village. Upon reaching the crossroads take the left hand turning passing the entrance to Mayna Parc on the left hand side. Continue along this road and down the hill taking the lane on the right hand side by the post box. Hellescott Vineyard will be identified straight ahead.
