The site is approximately 3.88 hectares of agricultural land and lies on the southern edge of Woodbury, South of Broadway (B3179), to the east of Couches Lane and the west of Meadow View Close. The proposal comprises up to 70 new homes with 35% affordable. The final housing mix will be determined at the detailed stage, however, it is expected that it will comprise a variety of dwelling types and sizes to offer a broad range of accommodation, ranging from 1 to 5 bedroom homes. The design has been driven by the topography of the site and led by a strong landscape approach that allows the residential development to sit within generous landscape and ecological buffers to the boundaries.
Situation
Woodbury is a village located in East Devon with a population of 1,748 (in 2021 census). The village is 7 miles to the south-east of Exeter. The parish also includes Exton and Woodbury Salterton, which have a population of 3,466. Woodbury lies on the east bank of the Exe estuary. Woodbury has a village shop, Doctors Surgery, Church, Village Hall, Church of England Primary School and two good community pubs.
Woodbury is easily accessible as it is only 7 miles south-east of the Cathedral City of Exeter. Exeter provides a connection to the M5 motorway and A30. Exeter also has a mainline train station providing regular links to London Paddington and Waterloo. The site is also within 4 miles of Exmouth which boasts almost two miles of golden sand beach, local facilities and a range of clubs and social groups. Woodbury Park Golf & Country Club is only a couple of miles away with an excellent Championship golf course, hotel and sports club and Woodbury Common is within walking distance with trailed walks and excellent riding and bridle paths.
Directions
From junction 30 on the M5 take the A376 towards Sidmouth, at the first roundabout in Clyst St Mary take the second exit towards Exmouth to stay on the A376. Continue on the A376 until you get to the roundabout at Clyst St George, take the first exit towards Woodbury and Budleigh Salterton (B3179). Continue on this road until you come into Woodbury. As you pass through the village the village shop will be on your right, continue driving away to the village for about 200m and the site will be on your righthand side.
