Description
'Leaze Cottage' occupies an idyllic, elevated, & private position on picturesque Christon Hill in Loxton. Overlooking beautiful adjoining fields and stunning woodland the property has a sense of peacefulness and yet not isolation, where you can be at one with nature, soak in the incredible far reaching views, and explore miles and miles of captivating footpaths and bridleways.
Approached off Weston Lane the property is accessed through the enchanting woodland of Christon Hill, as you reach the top of the woodland a clearing opens up to a level plateau where you will find a small clutch of properties including 'Leaze Cottage'. More akin to a luxurious contemporary villa than a traditional stone cottage, this single storey home has been extensively renovated over recent years to create what is now a stylish family home that takes full advantage of its incredible hillside position.
Offering well planned and versatile accommodation, the majority of the principal rooms enjoy a southerly orientation with picture windows soaking in the impressive scenery. As you enter the property there is a practical ceramic tiled floor with a hallway leading to a shower room, boiler room and a generous utility room with plumbing for white goods and additional kitchen units. The kitchen is fitted with traditional farmhouse style units with a vaulted ceiling exposing feature beams and a well positioned solar powered Velux window showering the room with natural light. There is an induction rangemaster cooker, integrated fridge/freezer, built in dishwasher, induction hob and additional fan oven, along with a peninsula breakfast bar, beautiful oriental slate tile floor and contrasting counter tops.
From the kitchen a lovely arched doorway leads you into the dining room, another impressive room, it features Oak effect laminate flooring and a chic recessed fireplace, inset with a multi fuel wood-burner with a pretty Oak mantle above. There is even a recess to the side of the fireplace where the bread oven use to be stored. There are two doors from the dining room, one of which leads into the third bedroom and the other which continues into the sitting room.
Entering the sitting room your eyes are drawn to the huge picture window which spans nearly the entire width of the room, it quite literally brings the view into the room, a generous size, there is plenty of space for two large sofas and a side door that leads out to one of the many gorgeous terraces that the property is blessed with.
The three double bedrooms can all be accessed via a second corridor keeping the living and sleeping spaces quite separate. All three bedrooms have unique features, bedroom two features a toilet and wash hand basin, whilst one and three share use of a well appointed family bathroom complete with a luxurious three piece suite featuring a gorgeous roll top bath. The house is impeccably decorated throughout with white washed walls, rich textured flooring and quality fixtures and fittings.
Outside, the gardens are simply magnificent, and no less thought and attention has been afforded to it in creating what is a colourful and vibrant spectacle, to behold and enjoy. The mesmerising outside space draws influence from as wide apart as an English Country garden, to a sun kissed Mediterranean terrace, and even the far east, with elaborate planting, architectural water features and meandering footpaths combining effortlessly. There are several seating areas to enjoy the aspect at different times of the day with areas of full sun and peaceful sheltered glades depending on your mood. The well stocked gardens are brimming with flora and fauna including David Austin Roses, Camellias, Rhododendrons and Japanese Acers just to mention a few. There are a number of useful outbuildings including sheds, greenhouses and a woodstore.
The property also includes a detached double garage with parking to the side, a separate gated gravel driveway and just as short walk from the property is a small but idyllic half acre paddock with a timber stable block and running water.
WE HAVE NOTICED... A truly unique character home set amidst the stunning backdrop of the Mendip Hills with flexible living space and a simply magnificent garden.
