Description
This much loved family holiday home has been enjoyed by the current owners for many years. Situated in a peaceful rural hamlet, not far from the sought after riverside village of Dittisham, this is a wonderful rural retreat.
The cottage has 3 bedrooms and there is a detached two storey barn with further potential (subject to the necessary planning requirements). On the ground floor is a welcoming entrance hall, a sitting room with feature inglenook fireplace (with bread oven) and a wood burner. The kitchen/dining room is a lovely sunny room looking out over the garden, and there is a larder and a useful utility room with cloakroom off. There are three bedrooms on the first floor, the main bedroom overlooks the garden and has an en suite bathroom and there is a family shower room.
Outside the gardens and outbuildings are a particular feature of this property. The delightful more formal garden extends to the rear of the cottage, mainly laid to lawn and with mature planting. There is a lovely paved sun terrace outside the kitchen and an open faced barn in which a wonderful outside kitchen could be created. There are two further outbuildings one of which is currently used as a workshop and in all they provide plenty of storage. The two storey barn is currently arranged as useful storage on the ground floor, and the first floor is a wonderful space which makes a lovely games room with new flooring and a new roof and offers the potential for development, subject to the necessary planning consents. To the front of the house there is driveway parking for several vehicles.
The rural hamlet of Capton is set in farmland in the heart of the South Hams and is ideally located for both access to Dartmouth and Totnes. The closest town offering full shopping facilities is Dartmouth about 4 miles away, although Dittisham, idyllically situated on the beautiful River Dart, with its Post Office/store and pubs, is within two miles. The award winning beach at Blackpool Sands is within 4 miles. An excellent golf course/country club and the Woodland Leisure Park are both within 2 miles.
