Built by Gleeson Homes in 2022, on their Moorland Green development and to their 'Kildare' style, this three-bedroom detached house had several upgrades from the standard new-build and has also had the orangery with atrium style glass roof and the solar panels (with battery storage) fitted, in addition to the impressive patio that overlooks the spacious lawned garden to the rear.

The house comes with the remainder of Gleeson's new home warranty (until August 2024) and the remainder of the NHBC warranty (until August 2032) and includes the fitted blinds, light fittings and kitchen appliances. The solar panels have a battery (in the garage) to store unused units of electricity and this system also comes with an app, which determines if it is more beneficial to store the electric or to sell it to the National Grid.

The house has a freehold title though there will be an annual estate maintenance charge that will be due each year to cover maintenance of communal areas within the estate. We do not yet have the information as to the level of this annual cost, which we understand will only be levied once the estate has been completed by Gleeson.

Moorland Green is situated through Valley Dene, which is itself off Mill Road in Chopwell. It is approximately half a mile from Chopwell village centre, where there are some shops and amenities, and less than a mile up the hill from Blackhall Mill, which has a popular cafe/bakery and pottery/florist shop. It is 4.3 miles from Rowlands Gill, along the A694, 11 miles from Newcastle and 14 miles from Newcastle International Airport. There are several popular countrywide walks and cycle routes in the area, including the Red Kite trail and the Derwent Walk.
