The Steppes Holiday Cottages is located in the village of Lugwardine which is set in the beautiful Herefordshire countryside, just minutes from Hereford city centre.

The city itself is the commercial and economic centre for the county of Herefordshire and the wider surrounding area and enjoys all the amenities you would expect of a city of its size. It attracts many visitors, being within the beautiful Wye Valley countryside and having a number of attractions, most notably its outstanding cathedral with its Chain Library and Mappa Mundi exhibits, all within a 15 minute drive of the subject premises.

The Steppes House and Holiday Cottages has been developed by the current owners who have owned it for a number of years. The original part of this outstanding Grade II listed 'black and white', timber framed, thatched property is reputed to date from circa 1530 and has been extensively and sympathetically extended and developed over many years. Under the current owner's guidance, it has operated as a bed and breakfast and more latterly as an outstanding family home, with two separate letting cottages: 'UpStairs' and 'Garden Lodge'; both offering one bedroom self-contained accommodation of the highest standard. The main house is currently used exclusively as a family home, but previously operated as a bed and breakfast. One of the ground floor rooms having its own external access which is ideal for further letting capability.

The premises offer huge scope for further development of the business, if required. Alternatively, it continues to be used as an outstanding family home with additional income.

'UpStairs':
Forming part of the CARPORT. This is timber clad with a pitched slate roof. The accommodation comprises a ground floor entrance leading to the first floor apartment with open plan LOUNGE, KITCHEN and BEDROOM together with BATHROOM having walk-in double shower.

External
Private driveway access leading into the stone gravelled car park, which can accommodate eight vehicles comfortably. CARPORT with two spaces. Surrounding the main house and the letting cottages are a number of independent cottage style gardens with an abundance of charm and character.

The business has been developed by the current owners since 2010, during which time it has operated as a bed and breakfast but lately as a family home with separate letting cottages. As a B&B, the business achieved sales in the region of £80,000.

More recently, they have designated the main house for personal use only with income derived from the two cottages. On this basis, the income is in the region of £25,000 per annum. However, by the vendors' own admission this is due to them not pushing the business, with limited advertising.

They currently offer 'UpStairs' at a tariff of £95.00 per night and the 'Garden Lodge' at £120.00 per night, with a minimum stay of two nights. The main season occurs between Easter and October but there is huge scope to drive the business forward with an extensive marketing campaign to trade fully for twelve months.
