Description
*Guide Price £750,000-£850,000*
A brilliantly located freehold house, 500 metres from Dulwich Park, with gorgeous views over 3 storeys - brilliantly laid out to include a designated bike store (half garage), off street parking and potential to make the ground floor open plan and incorporate four double bedrooms (as pictured).
Why should you buy me?
LOCATION, LOCATION, LOCATION really is the choice phrase, being so close to Dulwich Village and the park, however to spare boring those that know, a more complete list of the top local amenities is recorded below this description.
Set in the middle of a mid century modern 1970s terrace of houses, this beautiful home has been owned by Michelle (the current owner) for 20 years (since 2005) and is only being sold as the time has come for Michelle to downsize and move closer to family, now that her family have flown the nest.
Unlike most Freehold houses in Dulwich, this one is very sensibly priced per square foot... merely because it's a 1970s townhouse (which we actually quite like at TPE) - making the house similarly priced to some large flats locally!
Internally the floorspace (including the designated bike store - which is half the original garage) is greater than most alternatives – currently at 1237ft2 (114.9m2) - £687 per ft2, however we think there is a significant opportunity to add value with some basic remodelling.
The neighbours at the end of the terrace (house number 1) are architects, and have fully open planned the ground floor to accomodate three double bedrooms above, and an extra reception room upstairs. If desired, the property could even have four double bedrooms! (as shown)
For now, the house has been perfect for Michelle, her daughter and since grandaughter - and certainly wouldn't need instant remodelling for most.
Mount Adon Park is a quiet crescent connecting Lordship Lane with Upland Road / Dunstans Road, and has mixed architecture, with a selection of £2m+ double fronted mansion style detached Victorian houses the other side of the terrace.
A walk around the block of Mount Adon, Upland & Dunstans, plus a stroll down Court Lane to the 'Village' is a must, if you haven't visited before.
Car owners will also be glad that each of the houses in the terrace have their own off-street parking space at the front and free on street parking - without any restrictions.
Despite being so peaceful, Mount Adon Park is an offshoot of the famous Lordship Lane, with speedy access to Forest Hill, East Dulwich, Dulwich Village & Peckham Rye.
For public transport, the 176, 185 & 197 bus virtually stop directly outside the house - with the number 40 setting off from Dulwich Library (guaranteeing a seat!). The 185 route is particularly convenient from Lewisham Station to Victoria Station and would be the quickest route to East Dulwich / Denmark Hill Station should you need to get across to SW or use a different line from Forest Hill (being the closest train station). The 176 goes as far as Tottenham Court Road, 40 to Blackfriars/Farringdon, and the 197 ends in Peckham.
Forest Hill Station is easily the quickest into the city, as it has both the (orange) 'Overground Line' and National Rail, making it double quick into London Bridge (18mins), Canary Wharf (with one change - 16mins) & the West End (30mins).
For cyclists, the City is approximately 35 minutes away (according to Google), with much of the journey by dedicated cycle paths, parks and quiet cycle routes.
State primary schools include Goodrich and Heber (both ultra local), while older kids can apply to either of the Harris academies at Peckham Rye, Charter or Kingsdale - all ofsted outstanding, with Kingsdale being an independent Academy.
For the famous local paid schools - St Dunstan’s, Alleyns, Dulwich College and JAGS are all a short drive or bus ride.
For the creative types, walk up to the Rye for Peckham’s diverse shops, funky nightlife and superb restaurants (listed below). En route to Peckham, artists’ studios are rife, and there are regular pop up exhibitions and gigs often within a 1km walk.
Lordship Lane is famous for its quirky independents (Forest, Roullier White, William Rose, Mrs Robinson and ED) plus a nice mix of good chains (Sweaty Betty, Oliver Bonas etc to name a couple). There’s also a Picturehouse cinema, M&S Foodhall and Co-op supermarket.
