Description

A characterful home in a private rural setting close to Perth

Description

Sunfield House was built to a Canadian design in 2005. Constructed of stone and cedar with a slate roof, it has a striking design. The house is characterised by its timber cladding and an attractive wrap around verandah. The interior of the house has a bright and uplifting atmosphere being on an upper-ground floor level and centred around an impressive open plan living room. With a vaulted ceiling and a huge triple-arched window this room has a light and lofty feel and an elevated view over the garden. A wood burning stove forms a warming focal point during the winter. The living room flows into the dining kitchen where there is space for a large table and access to a sunroom. There is also a double bedroom with en suite shower room and a WC. From the living room there is access to a one bedroom annexe. This has a sitting room, double bedroom, dining kitchen, shower room and its own external door. It has worked very well in the past for accommodating relatives and guests, however it could easily become part of the main house if more bedrooms were required. A timber staircase situated in the centre of the house leads up to a galleried landing and then to the main bedroom suite which consists of a large bedroom with balcony, an en suite shower room and dressing area. An adjacent smaller bedroom on this level could make a dressing room or study to complete the principal suite. On the lower ground floor there is a superb amount of utility, workshop and storage space which connects to a garage with an external door to the driveway and parking area.

Outside
Sunfield sits in approximately 1.2 acres of garden that has been beautifully landscaped around the house. There is a large parking area on the north side of the house while to the south an expanse of neat lawn is interspersed with herbaceous borders and thoughtfully planted trees and shrubs which create a lovely view from the house. Mature trees and neat beech hedges form the boundaries of the garden and on the eastern side there is a kitchen garden with raised beds.

Outbuildings
In addition to the extensive storage, garage and workshop space on the lower ground floor of the house, Sunfield also has a separate double garage and large open fronted garden machinery shed.

Location

Sunfield House is situated in rolling countryside just outside the village of Methven which is only 6 miles from Perth. The house is approached by a private road which branches off a quiet lane. It has a peaceful and private setting. There is a local shop and post office in Methven as well as a primary school, cafe and indian restaurant. Perth and Crieff (both within 11 miles) are well served with shops and amenities. Perth has a selection of leisure centres, a concert hall, theatre, cinema, museums and galleries. Gleneagles Hotel and golf courses are approximately 21 miles away and local golf courses are in Perth, Crieff, Muthill and Comrie. Fishing, horse riding, hillwalking and cycling are all popular pursuits in the area and there are lovely walks directly from the house. Edinburgh, Perth, Stirling and Dundee are all within commuting distance of Sunfield and there is an excellent choice of schooling locally with private schooling at Glenalmond College (6 miles)Morrisons Academy and Ardvreck Preparatory school (both in Crieff) and Strathallan, Kilgraston and Craigclowan all on the outskirts of Perth.
