Description

The Orchard is a charming country house situated in a private and rural location but within half a mile of the village of Ryton. The house exudes character and has been wonderfully maintained by the current owners who have lived there for over 30 years.

The house dates back to the 1900's and is part Georgian and part Victorian. It retains many original features, including superb brickwork on the exterior, fireplaces, beautiful decorative Coalbrookdale tiling in the entrance hall and stain glass screen in the porch.

The accommodation is laid out over two floors with the three main reception rooms being accessed off the entrance hall, including the drawing room which has a wood burning stove, built in cupboards and French doors outside to the Logia. The sitting room has a bay window, an Edwardian fireplace and an alcove through to the dining room which has a wood burning stove within a brick inglenook.

The kitchen breakfast is south facing with French doors opening out onto the gardens and terrace. It has quarry tiled flooring, built in cupboards, wall and base units, integrated electric oven and microwave, ceramic hob and an Esse two oven, oil stove. There is a separate walk in pantry, and a door through to a glazed garden/utility room, which was built in 2016, where there is a separate shower wet room and a log store. A door leads outside to the back of the house and a gardeners WC within the boiler room.

Stairs rise from the entrance hall to the first floor landing, which splits; to the right is the principal bedroom which has a Victorian feature fireplace and an en-suite shower room. There are a further three double bedrooms and a family bathroom, plus a separate WC with the original antique, turn of the century toilet (The City).

The Coach House

Set within the courtyard at the back of the house is the coach house, which has been converted into a double garage, a store and an indoor heated swimming pool which is about 1.2 metres deep. Double doors open out onto a patio area and gardens. The first floor has a shower room and WC plus two separate rooms which could serve as office space or games room, and is currently used as a sitting room.

Outside

The Orchard is accessed via a gated driveway which goes into a turning circle and extends along the side of the house to a further double garage and the courtyard. The gardens and land are mostly situated to the back of the house, with a mature tree and wildlife area to the side of the main driveway.

At the back of the house is a patio area with two raised ornamental pools which are stocked with fish. There are two greenhouses, a vegetable plot which includes Parsnips and Kale and a path leading to the orchard and paddocks. There is a separate garden room which is stocked with productive vines of eating grapes.

The formal gardens have a number of planted beds and borders and is laid to lawn, off which is a further path to another vegetable plot which has raspberries and blackberries. A wicket gate leads to the second paddock which has a five bar gated access onto the lane, and orchard which has apple, damson, pear and plum.

Location

The Orchard is situated on the outskirts of the small and sought after South Shropshire village of Ryton, commanding magnificent views over gardens and orchard and the Shropshire Hills beyond.

Ryton is a traditional village with a friendly community that host many activities based around the village hall. There are a number of scenic walks and quiet rides in the locality. Shrewsbury Golf Course is situated in the nearby village of Condover, which also has a village shop/post office, fishing and water skiing lakes.

Day to day amenities can be found close by in Dorrington, which include a primary school, shop, pub and church. A more comprehensive range of amenities are available in Shrewsbury including a selection of major supermarkets, shopping centres, bars and restaurants, Theatre Severn and railway station offering a direct service to London Euston.

The property is well placed for excellent schooling with primary schools at Condover and Dorrington, secondary schools at Church Stretton and Shrewsbury, along with a number of well regarded private schools nearby. These include Packwood Haugh, Kingsland Grange and Prestfelde Preparatory Schools, Concorde College, Shrewsbury School and High School.
