Outside
The sliding window from the roundel drawing room gives access to a paved terrace with raised beds around. Below this is a sloping lawn with trees and a shrub area at the bottom. This is enclosed by a wooden fence and hedges.
2A and adjoining 2 were originally one large property with outbuildings. The division has been designed to give both properties maximum privacy. A high wooden fence has been erected to split the gardens.
Location
2A Lumbo Den is one of four houses in a steading development in a rural setting just outside St Andrews. The former farmhouse is the fifth dwelling and there are a pair of former farm cottages adjacent.
Lumbo Den is away from the hustle and bustle of St Andrews whilst being only 2.5 miles from the town centre with all its shops, pubs and restaurants. There is a gate onto the Lade Braes footpath beside the neighbouring cottages. This path leads through ancient woodlands alongside the Kinness Burn all the way into the centre of the town.
The house is opposite both The Duke’s Golf Course and a partially constructed new golf course at Feddinch. The Duke’s Golf Course is a stunning parkland golf course with superb views over St Andrews. It is owned by Kohler Company who also own The Old Course Hotel. Mount Melville and Balone are clusters of houses built below Craigtoun mansion house on the top of the hill.
St Andrews is renowned worldwide as the 'Home of Golf’. There are now seven golf courses under the management of the St Andrews Links Trust, including the world-famous Old Course which played host to the 150th Open Championship in 2022. There are many other golf courses nearby, including two courses at Fairmont St Andrews, Kingsbarns and Dumbarnie.
St Andrews is well known for its university which is one of the oldest in Britain, founded in 1413. The historic town has an excellent range of independent stores, hotels, restaurants and cultural facilities which include a cinema and the Byre Theatre.
Leuchars railway station is on the main Aberdeen to London line and provides a link to Edinburgh and a sleeper service to London. Dundee Airport offers flights to London Heathrow, and Edinburgh Airport is only 50 miles away.
Square Footage: 2,118 sq ft
