Description

A beautifully styled, and immaculately presented, detached family home within this smart gated development, well placed for schools, road and rail links and the amenities of the town.

Description

Badgers Holt is a small gated development of modern luxury houses and apartments providing secure and convenient living tucked just off Blackhurst Lane, a no-through road, on the eastern edge of Tunbridge Wells.

1 Badgers Holt is a modern, attractive, detached family house which has undergone an extensive programme of updating under our clients' ownership and is beautifully presented to the very highest standards throughout.

On entering, the reception hall leads to the study at the front of the house and is ideal for today's working from home needs. The remainder of the light and generous ground floor is predominantly orientated to enjoy the outlook over the garden to the rear. There is a sizeable and elegant sitting room, with feature fireplace and French doors that overlook and open onto the terrace and garden beyond; there is a formal dining room to the rear of the house which also opens directly onto the garden.

The smart kitchen/breakfast room has attractive fitted wall and base units, providing good storage, with quartz worktops providing preparation space and a range of integrated appliances, including an induction hob, single oven with a combination microwave/oven, dishwasher and fridge freezer, together with ample space for more informal dining. The kitchen/breakfast room also overlooks and opens onto the gardens to the rear, ideal for outdoor entertaining. A very useful and good-sized utility room, with space for further appliances and more storage adjoins the kitchen with direct access to both the garden and the double garage. A separate wc completes the ground floor.

The spacious first floor is home to five bedrooms and three bath/shower rooms. All of the bath/shower rooms are newly appointed, with stylish, contemporary fixtures & fittings and Mandarin Stone tiling, creating a luxurious finish. The large, dual aspect principal bedroom is particularly impressive, with fitted wardrobes, ample space for further furniture, a dressing/vanity area and en suite bathroom. Bedrooms two, three and four all have fitted wardrobes and all overlook the garden to the rear; bedroom two has an en suite shower room. Bedroom five is to the front of the house and there is a separate family shower room.

Outside: The south easterly facing garden is extremely well stocked with a range of mature shrubs, trees and perennials including some fine specimen roses, rhododendrons, azaleas, camellias and hydrangeas. A paved terrace spans the width of the house with steps up to a good area of lawn and an attractive pergola.

The driveway provides parking for several vehicles and leads to the integral double garage with 'up and over' doors, power and lighting.

The residents of Badgers Holt have full use of a well equipped communal gym (over 18’s only), a children’s playground and an area of meadow, all of which are within a very short walk of this property.
