"The Small House"
In the style of a studio, we had this typical "agricultural shelter" renovated in 2007/2008. Built
around 1910, this simple building offers good comfort for guests. It would also be suitable as an
art studio, office or as a retreat.
24m² Studio
shower + WC with own hot water
supply
small kitchen with fridge
double bed
table + chairs
Haas+Sohn wood stove
The swimming pool
Built in 2014, the pool complements the buildings and completes the overall ensemble.
The pool season is long! In April the pool offers water temperatures of around 24°C. These
increase constantly over the weeks up to 31°C, sometimes even 32°C from July. From the end of
August, the temperatures drop leisurely to be around 23°C again at the beginning of October.
The pool has been designed as a lap pool - it measures 15×3 meters. It is 1.30m deep throughout.
It is an overflow swimming pool with a total volume of 72m³; including the buffer tank.
This tank and a separate engine room are located under the pavilion.
The circulation and filtration system are easy to handle.
The system is directly solar powered and creates no cost of energy. This means that the pump
runs when irradiation is strong enough. The system is dimensioned in such a way that sufficient
circulation is ensured, even on the shortest winter days
Outdoor spaces
The gardens were designed and built by us - the landscape architect Ralf and the gardener
Gabriele - over the period 2008-2012 and are subject to a process of constant change and
adaptations.
Remote controlled, 2-wing Corten steel gate at the top of the
drive
concrete driveway and gravelled garage forecourt
gravelled guest parking at the Small House with separate
entrance
two agricultural driveways at the top and bottom of plot A
different patios for different times of day and weather
conditions
local stone dry-stack stone walls
garden stairs constructed of stone and Corten steel
various garden spaces with diverse vegetation
fruit trees and espaliers: oranges (4 varieties), peaches (2
varieties), lemon, lime, pomegranate, figs (blue and green),

glass house 3x2m
water feature in the courtyard connecting the two buildings
woodshed 3x3m

Energy supply
Kavourorachi is self-sufficient for energy:
3kWp photovoltaic off-grid system with solar tracking device, 900Ah battery bank, 5kW inverter
and 3.8kW Honda generator for low irradiation days in winter
thermal system for water heating and supply of underfloor heating consisting of: solar collectors,
wood stove with wet back, air to water heat pump, 1,000-liter storage tank and fully automatic
control technology
30-40% of the firewood demand is renewable on our land
direct solar 1.8kW pool filtration system (no energy costs)
direct solar deep well pump (no energy costs); pumping capacity 1,500l/h (average)
should it be desired: the nearest connection to the public power grid is at a distance of about
200-300m and can be constructed using the usual overhead lines
Water supply
Kavourorachi is also self-sufficient for water:
Since 2017 we have our own deep well (bore), which supplies house and garden irrigation as well
the irrigation system for the olive trees. The water is of excellent quality (potable water, laboratory tested) and available all year round. It is pumped from the ground by way of directly solar powered helix pump. This system works similarly to the swimming pool pump (same make) and creates no energy costs. This means that the pump can run when sufficient irradiation occurs. On average, about 1,500ltr per hour can be conveyed and an operating pressure of about 4-5 bar is achieved. The bore pump can directly feed into the irrigation circuits, or it can fill the 55,000ltr cistern. Both houses are supplied with water from this underground and reinforced concrete
cistern. The energy-efficient submersible pump delivers about 1,500ltr/h at an
operating pressure of 4.5 bar. A filter and UV sterilization system ensure best water quality
at all times. In addition, our land is also connected to the water supply of the municipality. An approximately 800m long, 32mm pipeline supplies a similar amount of water at similar pressure and flow rates as our in-house system.
Fire protection
To fight potential local fires and to support the fire brigade, we have set up a hydrant system.
A 9bar Koshin pump, powered by Mitsubishi petrol engine, feeds the hydrants. During summer,
the system is connected to the pool and a 50mm pipe system supplies three (3) hydrants at
strategic locations around the buildings. On-site fire hoses with professional quick couplings
ensure operational readiness within about 5 minutes.
About 60,000 litres for fire-fighting is available from the swimming pool - in addition, the system
can also be fed from the cistern (55,000 litres)
Olive production
During our time in Kavourorachi, we have produced organic extra virgin olive oil. The olive grove is now leased out - care and harvesting are in the hands of a local organic olive oil producer. Costs for organic registration, fertilisers and pesticides are with us - in return, we receive a share of the oil.
Here are the key facts and figures about the plantation:
220 olive trees of the variety 'Koroneiki' (between 120 and about 400 years old)
access path system
pipes and accessories for olive irrigation
conversion from conventional to organic: between 2007 and 2010
organic registration: since 2010; certified by the Greek inspection and certification organization DIO.
yield: between 3 and 7 tons of olives per year; almost all olive trees alternate - consequently, high-yielding years alternate with weaker ones
possible oil production: about 500-1,100kg of extra virgin olive oil per year
Further
For olive agriculture
A complete set of tools and machines for olive harvesting will come with the house:
stationary olive harvester, 6hp Mitsubishi 4-stroke petrol engine
electric, hand-held olive harvester, 12V battery operation

hand tools for harvesting
For the processing of oil
5x stainless steel tanks with a total volume of 750ltr for permanent storage (3×200 and 2×75)
some 40, 50 and 60ltr plastic containers for interim storage and transport
Rover Colombo 12 pump, 230V, with filter attachment for pumping and filtering
