Location and Situation
The land occupies a prominent position on the outskirts of Monks Risborough. Monks Risborough is a popular village in Buckinghamshire, neighbouring the desirable Market Town of Princes Risborough. A wide variety of amenities are available within close proximity of the Land, including shops, restaurants and highly regarded schools. The Land is situated approximately 0.4 miles from Monks Risborough railway station, with Main Line Rail services into London Marylebone. Princes Risborough Station, approximately 1.5 miles away offers faster and more frequent services (under 40 minutes on selected services) into London. There are further local facilities in the nearby large town of High Wycombe.

Description
A compact rectangular-shaped parcel of arable land with extensive road frontage along its western and southern boundaries, extending to approximately 23.6 acres. The land is classified as Grade 3 and is relatively level and free draining. Located on the outskirts of Monks Risborough, and in close proximity to the market and commuter town of Princes Risborough, the land may have potential for alternative uses in future, subject to planning.

The land is bordered by mature trees and hedgerows along its eastern and northern boundaries. Two separate points of access are available. The primary access is taken at the south western
corner at the Junction of the A4010 and the Holloway with a secondary entrance direct onto the A4010.

Planning
The land lies within the Green Belt and the Chilterns (AONB). The land could provide invaluable environmental uses or Biodiversity Net Gain (BNG) opportunities. Buyers are advised to satisfy themselves as to potential alternative uses. Buckinghamshire Council is currently able to demonstrate a five year supply of housing sites up until 2028, however at present there is no Local Plan in place. The new labour government brings with it plans to increase both housing targets and a promise to review development in the Green Belt.
