Description

An elegant Victorian house retaining original features and presented to a high standard suitable for multigeneration living. Approx. 5000 sq ft. Economic to run with bio-digester and solar panels: Gated entrance to a sweeping driveway through the parklike grounds of 2.5 Acres (tbv). Oak framed triple garage with gym above. In an area of ONB yet only 10 minutes to a main line station.

This is a beautifully presented example of Victorian architecture with high ceilings, ornate cornices and ceiling roses, picture and dado rails in the principal rooms, large bay windows and an impressive hallway with a turned oak staircase to a galleried landing. A stone archway supports the porch over the entrance with a solid oak, studded door with stone mullions surround leading into the hallway. A large wood stove is set in front of an original open fireplace with carved oak surround. Parquet flooring extends through the hallway into the principal rooms, entered via large panelled doors. The Drawing Room is hexagonal with a central carved stone fireplace housing a wood burning stove. Large bay windows, a double aspect and casement doors that lead into the Victorian Conservatory which has a lantern roof. The Dining Room has a very large, attractive bay window set at an angle. In addition to the door to the hall is an oak, short, staircase with balustrade down to the inner hallway and kitchen. From the inner hall which has a large cloakroom/w.c., at one end, access is into an area of the house which could be annexed if required. This area provides the house with a Sitting Room, Billiard Room and small de-commissioned shower room. There is an external doorway with a lobby area to the garden. The Study is well located for privacy adjacent to the kitchen and also with a second staircase to the first floor. It is light with an exposed brick stone wall which is a feature in the older part of the property. The Kitchen/Breakfast Room is well fitted with a range of bespoke solid wood units with a long stretch of work surfaces set into which are two sink units, electric oven, grill and hob and a large Aga with companion oven. There are two sets of doors leading out to an enclosed, south facing walled patio with herringbone brickwork. Directly off the kitchen is a Family Room with stone walls, vaulted ceiling with exposed beams and doors onto the same patio. This makes a good area for children and family entertaining. To the rear of the house on the ground floor is the utility area which has a hallway two doors at either end, quarry tiled flooring through to the large walk-in larder and also into the laundry room. The doorways lead into the area of garden for domestic purposes, hidden from the main gardens. The patio is ideal for drying washing and there is access to the Boiler Room which is down some stone steps, below the house. In here is the Biomass Central Heating System. A large timber workshop with log store behind is also located here.

ON THE FIRST FLOOR: The galleried landing is light and spacious and separates the principal bedrooms from the guest/children's rooms. The Main Bedroom has the upper portion of the angled bay window with views over the gardens, (a lovely dressing table area). There are two large, walk-in wardrobes and an en suite bathroom with slipper bath, separate shower, washbasin and w.c., and an oriel window along with another window giving the room a double aspect. The second bedroom has a double aspect with doors onto a balcony. Bedrooms two and three are at the rear of the house and bedroom two also benefits from having a balcony. An inner hall with a range of linen cupboards (also housing the hot water cylinder gives access to the bathroom which serves these two bedrooms. A fire door leads into another corridor with a double and two single bedrooms with a shower room and linen cupboard, this is in the older part of the house, with lower ceilings.

Services: Biomass central heating, biodigester drainage system, solar panels feeding the grid (return approx. £100 per month which equals average electric bill for property tbv). Tax Band tbv. EPC E rating.

OUTSIDE: Electric gates supported by stone pillars topped with gargoyles open to a sweeping driveway, lit and bordered by immaculate lawns down to the front of the property. Parking for multiple vehicles with a substantial detached brick triple garage with electric oak doors. Above is a large room, previously used as a gym. The garden is divided into 'rooms' with a formal and level area of garden on the South side of the house enclosed with mature and flowering hedges, trees and borders. A lower area of garden is ideal for a children's play area. Lawns with many flowering beds and borders extend to the rear of the house where there is an oval raised patio with views over the countryside and also the woodland below which completes the gardens.

LOCATION: Broad Oak is about two miles to the East of Heathfield which is a market town with an active High Street, cafés, restaurants, supermarkets, local amenities and facilities. There are local primary and secondary schools and most of the private schools in the area run buses through the town to Eastbourne College, Bedes, Battle Abbey and other schools including preparatory. The larger towns of Tunbridge Wells and Eastbourne are 30 minutes drive and offer a more comprehensive range of amenities. The nearest main line station is at Stonegate (4 miles) with a service to London Bridge, Charing Cross and Cannon Street.

DIRECTIONS: Proceed out of Heathfield towards Burwash. Go through the village of Broad Oak and just before reaching Petals Garden Centre, the property will be found on the left hand side.
