Freehold

Description

Big, bright and bold enhanced and extended Victorian townhouse of nearly 2900 square feet, over five floors with five double bedrooms (and three bathrooms), and with lots of brilliant bonus features - such as a games room to the lower ground floor, a glazed shelter over the side return space, and a dedicated laundry to the first floor. A well-stocked east-facing garden completes the package.

The property has also recently been upgraded and made more energy efficient; you will enjoy a new heating system, new double-glazed windows and a new roof.

The smart mature-wisteria-adorned building has been architecturally treated by (award-winning) Knox Bhavan Architects; you are in for a complete treat!

The location? Is half way up Bushey Hill Road: one of the desirable 'Lyndhurst toast rack' streets, in leafy Camberwell/Peckham Rye borderland.

Walk just 10 minutes to Peckham Rye Station, or 14 to Denmark Hill Station. (Both are Fare Zone 2 and on the London Overground network.)

You are eight minutes from Bellenden Road, and just a few from the well-loved Villa Nursery and Pre-Preparatory School (2-7).

Arriving in the hall (noting the high ceilings), hang a left and you have your formal double-reception, which runs over 25 feet to French doors to the wide side return. Gorgeous features in this large through-room include wooden shutters to the bay and back doors, coving and ceiling rose detail, and a beautiful fireplace (to the front room).

At the foot of the hall is your big and double-aspect kitchen/diner, of over 23 feet by over 11 feet. Custom-made kitchen cabinets are plentiful and you have clever built-in shelving and seating as well. Stainless steel counters further impress.

The lower ground floor is a flexible space which is currently used as a games room. Accessible storage ticks the boxes as well.

Up to the half-landing and you will find an independent w.c. and a large (windowed) oversized bathroom, beyond which is a dedicated utility room/laundry with sash to green views.

The landing proper delivers a large double on your right (of over 12 feet each way) and a huge bedroom spanning the width of the house (it is over 19 feet by over 11 feet), with two sash windows to street vistas.

The second floor hosts two further double bedrooms (of over 12 feet by nearly 9 feet, and over 19 feet by over 11 feet) and a slick shower room.

Finally take the stairs to the third floor for an awesome and deftly-done master suite (bedroom plus dressing area with built-in bespoke wardrobes, and a swish en suite shower room with Velux and cool pocket door) with huge window to fab views.

Bushey Hill Road developed over its own history as a 'show street' of varying architectural styles - where one could choose a style of home to be built.

This is a top community to set your hat, with local green spaces which include Warwick, Lucas and Lettsom Gardens (bag yourself a key for the latter for a nominal fee), Peckham Rye Park and Common and Ruskin Park.

As well as the really-close Zone 2 stations, there are plenty of useful bus routes from Peckham Road, at the foot of your road, including the no. 436 (Paddington and Victoria), and the no. 12 (Oxford Circus).

TOAD bakery is very local to you, as is South London Gallery. Local eating and drinking establishments of note include The Camberwell Arms, Theo's, Little Cellars, Forza Win, The Hermits Cave and The Crooked Well (SE5) and The Montpelier, Ganapati, Miss Tapas, The Coal Rooms, Levan, Il Giardino, The Begging Bowl and Mr Bao (SE15).

Luxury groceries are easily found at Gladwell's in central Camberwell (including a Turner & George meat counter), and at The General Store on Bellenden Road. For fine wine, check out Veraison Wines on Camberwell Church Street, and The Sourcing Table on Bellenden Road.

In the warm months, Rye Lane's rooftop bars are the hippest destination for cocktails and people-watching. Rye Lane is also where you'll find Peckham Levels, The Bussey Building, and Peckhamplex cinema.

Peckham and Camberwell both have good leisure centres with large lane pools, and The Butterfly Tennis Club and Zen Yoga Studio are also local, at the bottom of beautiful Camberwell Grove.

Local provision for little ones includes Lyndhurst, Dog Kennel Hill, The Belham and Bellenden (primaries), and The Villa. The Dulwich schools are just a short drive.
