Freehold
Description
The raised sitting room area is accessed through the grand chancel arch and has a large, stone suround fire place positioned centrally on the north wall. The large dining area provides ample entertaining space and sits under the impressive wooden vaulted ceiling, with access to the terrace via the enormous sash windows which open to the floor.
Many of the Ecclesiastical furnishings remain including a listed Jacobean Pulpit crafted from oak, a Crusader font thought to date back to the 13th Century and an ancient piscine. Various monuments are still preserved on the walls and there is an extensive reference to the church in the Pevsner Architectural Guide.
Sitting above the living space on a large mezzanine is one of the double bedrooms, graced either side by ample wardrobes. The second double bedroom is below this and has an ensuite bathroom. A further family bathroom and separate WC are next door and the kitchen sits at the back, overlooking the gardens to the rear. From here is a private terrace area with scope for a possible extenstion to the kitchen (subject to planning).
The churchyard itself has been transformed into a pretty country garden with trees and borders. There is a terrace area on the western side with access to the crypt and a further terrace area on the northern side overlooking the lawn. The important headstones remain at the eastern end of the garden and include a tomb belonging to the founding Crusader which is separately listed Grade II. A church has sat on this site since the 12th Century when it is thought to have belonged to the prior and monks of St Swithun's, Winchester. In the 19th Century the church was largely rebuilt to a design by architect Henry Weaver in a 13th Centry Gothic style and incorporating many elements of the medieval predecessor. The property is ideal for a couple or single person wanting a weekend retreat or a comfortable country home.

The Winkworth office in Marlborough is buzzing!
The award winning team in Marlborough love property, and dealing with people. Our office won 'Marlborough's Best Estate Agents' in the British Property Awards.
We pride ourselves on our "customer care", the importance we give to our vendors' requirements and understanding their plans and timing, coupled with the knowledge of what the buyer wants and needs and making sure we marry both together.
The demand for property in and around Marlborough is always strong as families grow, people change jobs and children move schools; others looking to downsize or retire, from City to Country, town to village.
At Winkworth, we love what we doWe pride ourselves on matching the right people with the right homes. We take the time to see the little things that other agents might miss. We have local knowledge, and where others see clients, we see people; where others see houses, we see homes.
- We have a passion for the job and an honest, straight forward attitude that makes us the first port-of-call.
- We offer a trusted perspective on what a property is worth, not an inflated asking price to win an instruction.
- We look after the little details that make every home different. We listen to what people really want, so no one's time is wasted.
- We act in a way that demonstrates to our customers how and why we see things differently, so that they can see things differently too.
Residential Sales
We have been helping people sell their homes since 1835. This is the foundation on which our business is built. Starting from a single office in Mayfair, our network has grown to just shy of 100 offices across England. The thing that sets Winkworth apart from other estate agencies is the people who run our offices. Our directors own their businesses; they are local folk who, quite simply, love their patches and know them inside out. And then there are the mechanics of the Winkworth network; our offices work together, systematically sharing properties and buyers, and matching them up wherever they may be in the country, or the world. Our way of doing things just works. It's all in the detail; from the unique approach we take to marketing each property, to the care and attention we give to buyers and sellers alike.
Letting Property
Letting property has been a core element of our business since we opened our doors in 1835 - we understand the complexities. Every landlord and every property is different, so we'll tailor our proposal to you. You want to be kept in the loop at every stage? We hear you.
Property Management
Prefer to avoid getting involved in the day-to-day management of the property? Leave it to us.The size of our network and the collaborative way in which offices share property and client details, means we are able to tap into an incredibly wide and captive audience.
New Homes
New homes are a specialist area and one that is very different to the residential resale market. There are some real benefits to buying a new home, not least, everything is done for you and you can just move in and start enjoying your home, without a long list of jobs to do. New homes can be bought once built, but very often sales are done off-plan. This gives you time to prepare your finances and often means you can have a say in the fixtures and fittings and how the property is decorated.
