Set in a tranquil cul-de-sac position and enjoying beautiful elevated countryside views, Townsend Park is a wonderful four bedroom detached home with newly double glazed windows and doors, open plan rear living accommodation, a fitted kitchen, four good size bedrooms, cloakroom, bathroom and a now converted garage which offers additional reception space or an ideal hobby/study room. Externally the home has a mature well maintained rear garden tiered over two levels and ample front driveway parking.

Accommodation.

The home enters into a good size entrance hallway with a handy fitted cloakroom to the front. To the right side is the now converted garage which has a large front window and offers space for multiple uses for those needing a work from home area or just a hobby type room.

The 'Shaker style' kitchen from the entrance hall is to the left hand side and is fitted with wall and base cabinets, there is a fitted stainless steel sink unit into the worktop with window view, space for a free standing cooker with a fitted extractor hood over and ample room for under counter goods. The kitchen finishes in clean white block style wall tiles and has side access.

Making your way to the rear of the home you are pleasantly met with beautiful natural light pouring into the 24ft of open plan living. Whilst arranged with a separate dining area with views onto the garden, the home equally offers a segregated living set up with a feature fireplace with multi fuel burner and handy shelves within recesses either side. Doors open onto the garden and raised patio area which has room for a table and chairs and is made safe by iron railings, the ideal place to sit.

The first floor.

The first floor has four good size bedrooms, which are all very light whilst two bedrooms are found to the rear with views of the garden and extended countryside and two bedrooms to the front.

The bedrooms are served by a modern bathroom suite with a fitted bath with shower and shower screen, a modern oval sink set onto vanity unit and close coupled W.C. The bathroom is finished in white wall tiles.

About the outside.

Externally the rear landscaped garden has the raised seating area immediately off the open plan living offering pretty countryside views, steps then lead to a lawn section below, with the lawn bordered by pretty potted plants, shrubs and a dividing trellis to the lower level garden. The main garden has side gated access and the home has an extra seating area, and the further area of tiered garden via the steps has mature plants and bushes within planting beds either side boasting colour. The garden has plenty of room for an outbuilding or garden shed.

To the front of the home is driveway parking for multiple vehicles and the shingle laid access pathway leads to the front door.

About the area.

Bruton is a small historic town in the foothills of the Brue Valley, surrounded by beautiful rolling countryside a few miles north of Castle Cary and in easy reach of Wincanton, Yeovil, Sherborne, Glastonbury, Frome, Wells and Bath.

The town has a railway station, which is the Bristol-Weymouth line, with a further regular service to Bath Spa. There are also good Inter-City services at nearby Castle Cary (Paddington). Bruton dates back to Roman times and today is a charming small town with various shops and amenities, including the "The Newt in Somerset" plus ‘Hauser & Wirth’ Art & Exhibition Gallery, the 'Osip', the ever popular dining experience ‘At The Chapel’, and of course an excellent choice of schools including Bruton King's School, Sexey's School and Sunny Hill Prep to name a few. Other nearby schools worth mentioning are Millfield, Hazelgrove, Downside and All Hallows.
