Description
This beautiful family home is accessed via a pretty drive that winds its way to two large individual houses, one being Meadow Bridge House. This was built in 2004 and constructed to resemble a Victorian farmhouse with dressed stone elevations, brick quoins and imported French roof tiles.
In very simple terms the house is well designed and arranged with lots of light and airy living space, plenty of bathrooms, bedrooms, games and study areas and considerable flexibility allowing for separate accommodation for guests, teenagers, elderly relatives, au pairs etc.

Details include local natural stone, limestone and French oak timberwork (floors window frames and architraves and doors), well equipped bath and shower rooms, an excellent Smallbone fitted oak kitchen and gas central heating (underfloor on the ground floor and radiators on the 1st and 2nd floors).

Accommodation details.
The house is both elegant and comfortable being well designed and equally well appointed.
The entrance hall has a fine staircase, cloakroom and a door into the 26 ft sitting room. This is a very comfortable and spacious room with windows on 3 sides, including French doors to the garden, a Doulting stone fireplace with an open Jetmaster fire and double doors into the dining. room. It enjoys views of the grounds to the waterfall.
This room is very light having a large bay window and is ideal as dining room
having double doors through to the kitchen & breakfast room and a door through to the hall. Again, it has a very pleasant outlook to the gardens and swimming pool.

The kitchen & breakfast room is another large living area and is the heart of the house. The kitchen area has an enviable bespoke oak “Smallbone fitted kitchen” with floor and wall units, an island, granite work surfaces, a twin ceramic sink and not least, a 4 oven gas Aga. Other integrated appliances include a dishwasher and a larder refrigerator. The breakfast area has plenty of room for a table and chairs and double French doors to the garden.
Off the kitchen is a second entrance hall (with a second staircase) which leads to the study, utility room, second cloakroom and boot room.

Upper floors.
On the first floor, the principal bedroom with en suite bath/shower room has a wonderful view over the waterfall and brook. There are three further bedrooms, one with en suite bath/shower room and a family bathroom.

On the second floor there are three further bedrooms, one with en suite bathroom and walk-in wardrobe/box room with natural light and one which is used as a cinema room.

Garage block
The drive continues past the house to the west, to a detached stone and tile double garage block which incorporates a cloakroom, shower room, sauna and changing room on the ground floor and a gym on the first floor. There is pedestrian access to the space also from the swimming pool area.

The grounds
The property is approached between stone and brick pillars, which give access on to an impressive long drive flanked by an established beech hedge on either side. The drive continues over a bridge and into a large parking area for several vehicles in front of the house, with an in and out drive. There is a magnificent Willow tree with floodlighting and a mature Wisteria adorns the front elevation. There are a group of bespoke timber outbuildings for storage.

The gardens are a delight, immaculately maintained and have a superb outlook of the surrounding countryside. They are principally laid to lawn inset with ornamental trees including Silver Birch, a Japanese Weeping pear tree and shrubs. Fruit trees include a Victoria plum, pear, eating apples and Bramley cooking apple.

There is a paved area designated for sitting out and entertaining to the east with a south aspect. This area looks out over the brook and waterfall where there is also a bridge leading to the hard tennis court beyond. Behind the house is a heated swimming pool with separate boiler and a large, paved area for entertaining.

A kitchen garden lies to the northwest and has a soft fruit cage and green house.

Pastureland adjoins the gardens and lies mainly to the northeast. The land is interspersed by trees including a Copper Beech. The Keward Brook, a tributary of the River Sheppey, bisects the land which is a lovely feature and continues down to the waterfall, exiting to the south.
The house is for sale with the land edged in red on the plan (2.3 acres) and the land edged in blues (4.8 acres) is available by separate negotiation.
