5 Lower Wheathill is a superb detached residence which was built circa 1948 and is of traditional construction with rendered exterior elevations under a tiled roof. The property has been a much loved family home for over thirty years and was the subject of a considerable extension and remodelling in 2008 which resulted in the spacious and particularly stylish home we find today. This included the addition of a stunning vaulted family room which is a beautifully light space with Velux windows, two sets of French doors onto the side terrace and to the rear, and a double sided wood burner. At this time, the windows (and French doors) on the front and side elevations were replaced with hardwood double glazed units.

The house itself retains a great deal of character and there are some delightful features such as the welcoming entrance hallway with its galleried staircase and parquet flooring to much of the ground floor. The rooms are well-proportioned and adaptable in their layout and is currently set up to offer a ground floor bedroom (5) with en-suite bathroom. To the first floor there are four good sized bedrooms, the principal of which has a wash hand basin and a range of wardrobes, and three of the bedrooms gain delightful views to the sea. There is a family bathroom with separate WC and the property also benefits from a second floor room (accessed via a wooden ladder) which is currently used as an office.

5 Lower Wheathill sits tucked away at the head of a long private driveway in a beautifully mature setting and therefore has a great deal of privacy. The driveway sweeps up to the house where there is a parking area for several vehicles and a covered storage area which leads through to a detached garage/store. There is also a useful timber studio which would make an ideal office.

The gardens are principally laid to lawn and are interspersed with well-established borders and an array specimen trees. To the side of the house is a decked terrace, whilst to the rear is a kitchen garden area with a greenhouse. In total the gardens and grounds extend to about half an acre.

SITUATION.
5 Lower Wheathill enjoys a wonderfully private setting within generous gardens and grounds and is located in an elevated position at the end of a small cul de sac. The property is ideally placed, away from passing traffic, yet less than two miles inland from the town and seafront. Sidmouth is East Devon’s premier coastal resort and has a long esplanade with wide pebbled and sandy beaches, and is situated on the stunning World Heritage Jurassic Coast.

There are some beautiful walks along this stretch of coastline over the myriad of public footpaths, which include the South West Peninsular Coastal Path which runs along the whole of the Devon coastline. The town itself has many beautiful parks and a shopping centre with a great variety of independent shops and boutiques, as well as the usual multiples. There is also an out of town Waitrose store, schooling, cinema, theatre and range of sporting facilities including tennis court, croquet lawn, indoor swimming pool, golf club and a cricket pitch overlooking the sea.

DIRECTIONS.
Coming from a northerly direction proceed through the village of Sidford, over the traffic lights signposted Sidmouth town centre. Continue along Sidford Road for approximately a third of a mile turn right into Manstone Mead and then first left onto Manstone Lane. After a few hundred yards take your first right (odd numbers) into Lower Wheathill where the property can be found at the top of the cul-de-sac on your right.
