Hafod Parc is in an established area of residential housing that remains popular with purchasers seeking their new homes. This is for a variety of reasons but chief among these is the convenience the location affords. You are within walking distance of the town and all its facilities, a primary school is within easy reach even for reluctant little legs and, being on the Ruthin road out of town you are a short drive from some of the best scenery the area has to offer. That this particular home is also blessed with the sort of manicured rear garden that would shame the custodians of those well known tourist attractions at Bodnant is just the icing on an already very appealing cake.
The front garden of this home is almost completely laid to hard standing, giving parking space for multiple vehicles but with one corner laid in decorative zen style gravel with various additional areas for shrubbery which breaks up the appearance and provides some always welcome colour. To one side of the home the drive continues past the building, ending at the doors to the large detached garage.
A substantial porch gives protection to the front door and means that Mum (or Dad) can unload the spoils from Aldi in comfort, whatever the weather. Another less obvious advantage of this sort of arrangement is the way it acts as an air lock during the winter months, preventing heat loss which in these difficult times cannot be ignored.
Passing through into the carpeted hall I suffered a memory flashback. For those of you old enough to remember, I was suddenly 9 years old again clutching Mum's hand as we walked through browns of Chester, for that was the last time I recall such a luxurious feeling carpet; it is obviously an impression that has lasted and I must say, was a welcome change from today's ever present laminate flooring. From here the staircase rises in front of us while straight ahead past the stairs is the door to the downstairs cloakroom - something that would have been a real novelty to the 9 year old me.
To our left is a door opening into the lounge. This is a square room with a large picture window overlooking the front garden and kept cosy against the forthcoming winter by a feature living flame gas fire in a rather period stone effect fire surround. How necessary this is bearing in mind the full central heating system is a moot point but, you can't toast a crumpet on a radiator, however hard you try.
To the rear of the lounge an arch opens up into the rear dining room, making a pleasing delineation between the two areas. The dining room provides space enough for a table sufficiently large for the numbers likely to find themselves in residence, along with sundry additional pieces of furniture. Light in here is supplied by the sliding patio doors that open into the conservatory, from where is is possible to revel in the outstanding rear garden as you sip your after dinner brandy.
A further door off the dining room reveals the kitchen which, as we have come to expect in this well maintained home has been comprehensively fitted to a high standard and provides for every conceivable 21st century aid and doing so with more than a flash of style with its fashionable grey work tops and white tiled splashbacks. The boiler is hidden away in here, Less than a year old and comes complete with a hive network! Interestingly, there is no back door in here, access to the garden being gained via the side door of the conservatory.
And what a garden this is. A charming mix of paved patio and of decorative crushed slate with various places to sit, each with their own personality and centred around the manicured lawn. An easy to maintain lawn in no small part due to being astroturf. A further hideaway from the sweat of labour is provided in the form of a large summer house which, while it can contain all the gardening bit & bobs you need to store away, is also a very pleasant place to just sit a relax. Or even, should the mood take you, become creative because after all, Dylan Thomas worked in a shed and he did some excellent stuff...
Back indoors and up the turned staircase to the landing we turn to our left to find, beside the deep linen cupboard with its louvred doors the first of the bedrooms. The turned nature of the staircase has prevented this from suffering the curse of so many three bedroom homes, where the stairs intrude into the floor space of the smallest bedroom but happily here, it is not the case. We are left with a spacious single room or even, if needs must it could even see service as a compact double.
Adjacent to here and also overlooking the front the second bedroom is most definitely a double room, aided in no small way by the capacious fitted wardrobe which largely negates the need for free standing furniture.
Moving towards the rear the final bedroom is similarly equipped with all the storage you could need, unless you have foolishly offered to keep the panto costumes for the local am drams... and the pleasant view over the garden makes this a peaceful spot to lay your head.
Finally we come to the family bathroom which, like the kitchen beneath it appears freshly refurbished, with a modern unitary table top hand basin and lavatory with accompanying storage and in the opposite corner, a large walk-in shower cubicle with a shower that draws its hot water directly from the home's central heating system.

The garden is little short of a delight and the many purposes to which you could put the summer house add to its appeal. The home is in excellent condition and in one of Mold's most popular areas which speaks volumes: areas like this become popular for a reason.
