Sliding doors lead out to an enclosed composite deck area. The bedrooms are to the rear with the master bedroom enjoying a double aspect, walk in wardrobe and en suite shower room. The second bedroom has twin beds and a further shower room completes the accommodation. The lodge can be used 12 months a year and benefits from LPG central heating and is fully double glazed ideal for the colder months. Externally there is a good sized composite deck with gate and steps giving access to the driveway with parking for 2 cars.

The park is situated in Goonhavern approximately 10 minutes from Newquay & Perranporth as well as the lovely North Cornwall beaches of Crantock & Holywell. Facilities on the park include an indoor swimming pool, bar/restaurant, laundrette, children's play area and large dog walk.  IMPORTANT INFORMATION This is a holiday resort and you are able to use it 12 months of the year however, owners are not permitted to use it as their main home. The holiday home comes with the remainder of a 20 year licence from 1st September 2018.  

Buyers will need to complete paper work with the resort, go through terms and conditions and provide proof of address for main residence. You will also be able to discuss any questions that you have about the resort. The resort currently closes over the winter period but you are able to use the holiday home 12 months a year. If you decide to sell the holiday home in the future then 15% of the sale price plus VAT is payable to the park. COSTS?There is an annual pitch fee of £5462 for 2024. There is metered electricity and LPG gas and owners are billed twice a year.  SUBLETTING?Away Resorts offer a subletting scheme and further details are available from the resort.
