Description

Guide Price £800,000 to £850,000 - Quote Ref: DP0213 when requesting further details of this amazing Grade II listed barn conversion set in an idyllic location just outside of the village of Alphamstone in North Essex. This beautifully crafted and designed property sits in a plot of around 1.7 acres with open garden and woodland with two ponds and surrounded by farmland.

The Barn is a masterpiece in conversion with craft, build and energy efficiency a focus for this 16th Century gem. Completed in 2019 the barn has been designed and built with traditional materials, oak and elm framing with a thermos clad exterior and galvanized straps for rigidity, there is a natural slate roof and two mezzanine spaces that have been independently built with steel frames to protect the original structure.  Underfloor heating has been installed throughout and the main build has been sheathed with Fermacell boarding. The heating is run by a biomass boiler that fuels the underfloor heating downstairs and the radiators upstairs and all run off water from the roof filters into the pond at the front.

To enter this fine abode you can go through the double doors at the front that take you into the immediately impressive vaulted living space, a wealth of exposed timbers and historical structural magnificence takes your breath away. The central area is cleverly furnished dividing into a dining space and living space and then as you turn right into the barn there is a visible area laid out for a kitchen with a Range style oven with induction hob and extractor over and a freestanding butler sink to the side, the Biomass boiler sits to the left side as you look at the end wall with a window overlooking the northern side of the barn. Large porcelain tiles create the floor surface through this open space, a turning oak staircase leads you up to the first of the mezzanines. A door leads out to the utility and preparation room that offers a cooks delight with plenty of space for work space with the stainless steel double sink and drainer with two double glazed windows overlooking the front aspects of the property. There is space for the washing machine and an oak door leading to the downstairs cloakroom and a door that leads into the entrance lobby where there is a cupboard with the heating manifold and electrics and a door that leads out to the side garden area. At the southerly end of the barn is the second mezzanine that has a ground floor double bedroom with a rising staircase to the balcony room. The bedroom itself is full of character and has a luxurious en-suite. The second-floor open room has a glass fronted balcony with views over the incredible interior of the main barn and across to the other mezzanine room. This room has its own staircase and takes you into the second of the bedrooms with its exposed timbers and opening to the shower room.

Outside:

The plot measures approximately 1.7 acres. To the front of the property there is a driveway that comes from the private road and leads round to the barn. The land for the barn surrounds it with open grassland around the barn with a pond sitting at the front southernly corner and then up a bank to the woodland that has a beautiful pond ideal for nature lovers looking to make the most of this secluded oasis.  The gardens are in need of landscaping so ideal for anyone to put their own stamp on it.

Agents Note:
