Description

A simple drive by of Blue Cedar Farm would not tell the full story. The front of the house looks to be a normal village house, set back from the road with an in and out driveway. However, a field gate to the side of the house leads to a further drive which takes you past the spacious area of rear garden, and to where the land opens up to paddocks, stabling, further parking and even a second driveway. This is what sets the house out from a normal village house.

The house, constructed in the mid 1970’s, has been refurbished by the current custodian, which included re-wiring and re-plumbing throughout, and an effective remodelling of some of the ground floor space. Outside
A major contributor to the lifestyle of Blue Cedar Farm is the extent of land it enjoys, within the village environment. With just over 3.5 acres of land, there is an abundance of opportunity to tailor the space to personal interests and uses.

The front of the house is set back, with a brick weave ‘in and out’ drive, with lawned area and an inevitable and rather fine blue cedar tree. Post and railed paddocks are to the north and east of the stable yard. Both the stables and manege can be seen from the terrace and house, allowing for children to be spending time with their animals yet in full view of the house.

A second driveway provides a further entrance from the highway, so that heavier vehicles, if required, do not have to pass by the house and gardens.

Location

Blue Cedar Farm is on the edge of the village of Marlingford, approximately 8 miles southwest of Norwich. The village is well served locally by neighbouring villages, with the excellent farm shop and café ‘The Goat Shed’, Tennis centre at Easton and a golf course, renowned public house ‘The Kings Head’ and primary school in Bawburgh.

Norwich, the cathedral city, is conveniently close, with thriving retail, cultural and educational sectors alongside many leisure facilities and main line rail service to London Liverpool Street. The village is well placed for access to the A47. Just beyond Bawburgh, linking all the major trunk roads south of the city. In addition, the village is only 4 miles from the Norfolk & Norwich Hospital, Norwich Research Park and University of East Anglia which opens its grounds and sporting facilities, including excellent indoor Olympic swimming pool, to the general public. Sainsburys, Next, and Marks & Spencer stores are within three and a half miles away.
