Auchnaguie House was designed by the award-winning conservation architects Simpson and Brown and was finished to an extremely high standard in 2004, creating a stunning country home which tastefully combines the old with the new. It dates from the mid-1800s and was one of the original farmhouses on the Duke of Atholl estates. It retains many of the traditional period features of the original farmhouse such as the original stonework, pitched slate roof, cast iron guttering and downpipes and blends them with contemporary design features such as the glazed sitting room extension.

The well-proportioned accommodation is spread over three floors.

A glazed door opens into a welcoming double-height reception hall, and to the left is the sitting room which again is double height with large windows flooding the room with natural light. A glazed door leads out to the garden. The adjoining drawing room has a focal fire with a timber surround and a tiled hearth, and recessed book shelving. One of the two flights of stairs to the upper floor is located here.

The traditional dining room has windows overlooking the front garden and out over the countryside beyond, and a focal fireplace matching the drawing room. It also opens back to the reception hall. There is easy access through to the large dining kitchen which has a wealth of base and wall mounted units in antique white with granite worktops, and a central island with cupboards and wine racking. The dual-fuel range cooker is flanked by glazed display units and the traditional feel of the kitchen is completed with a double Belfast-style sink. There are windows on two sides.

The large utility room has space for several appliances and is plumbed for a washing machine. There are base and wall units and a stable door to the garden.

Completing the ground floor accommodation are a home office and a family room which has original exposed stone feature walls and full height picture windows with external shutters.

From the reception hall the main flight of stairs leads to a galleried hallway with access firstly through to two en suite bedrooms. There are two further bedrooms, one of which is perfect as a studio or crafting room, and there is also a family bathroom on this level.

On the top floor are a further two double bedrooms with Velux windows and ample eaves storage. There is a bathroom on this floor.

There is an oil-fired central heating system with under floor heating on the ground floor and thermostatically contolled radiators to the upper floors.
