Description

A versatile country property with a very comfortable family house, cottages, outbuildings and land.

Description

Enviably situated on the countryside’s edge, less than two miles from the centre of Stroud, 3 miles from the M5 and half a mile from the A419 and A46 for easy transport links, this sprawling detached home is perfectly equipped for family life and has the added opportunity of rental or holiday let investment with three self-contained cottages as part of the extensive outbuildings. Folley Park Farm is a Georgian farmhouse with an attractive honey-coloured stone frontage that has been updated over the years, including conversion of some stables into cottages at the turn of the century. The high-ceilinged entrance hall welcomes visitors with a pretty stained-glass window and the tone is set with the main house presented in a country-inspired design, the accommodation extending to approximately 3700 sq ft, with a number of lovely period features, such as inglenook fireplace in the sitting room, exposed wood beams and stone walls. The house offers a wonderful opportunity for modernisation by the new owner.

The accommodation is well laid out across three floors and feels very spacious, with a good mix of rooms for entertainment and cosy nooks for family relaxation, such as the snug adjoining the generously proportioned dine-in kitchen with AGA range over at its heart. There is a more formal sitting room and dining room, a utility room and pantry, study and attached garage. Upstairs the principal bedroom is an excellent size and has an en suite shower room and dressing room. There are three further double bedrooms which share a family bathroom. On the second floor there is another bedroom with en suite.

Outside
Folley Park Farm is set back from the road behind a gated driveway, which offers ample parking and access to the attached garage. The gardens are predominantly lawned and have been well maintained, bordered by a variety of mature shrubs and trees offering a sense of privacy. There are extensive outbuildings including a three-bedroom cottage, two-bedroom cottage and one-bedroom cottage, two barns, a games room and ample storage.

Location

Folley Park Farm is tucked away in a countryside location, less than two miles from the centre of the lovely Cotswolds town of Stroud, which has superstore shopping including Waitrose, independent boutiques, cafés and restaurants. There is also an award winning Farmer's Market. The amenities of the thriving market town of Cirencester are also nearby with more extensive shopping, including department stores and high street names, found in Cheltenham and Bristol.

There is an extensive choice of schools in the area including two grammar schools in Stroud, Marling School and Stroud High School for girls. Private schools include Wycllife College Beaudesert Park at Minchinhampton, Rendcomb College, Westonbirt, Cheltenham College and Cheltenham Ladies College.

Direct rail services to London Paddington from Stroud Station take from 90 minutes.
