Willingcott Valley is a well-kept holiday cottage complex situated just 2 miles from the very popular seaside surfing village of Woolacombe which is famous for its 2 1/2 miles of golden sand beaches and its fabulous surrounding countryside offering miles of meandering footpaths to explore enjoying some spectacular coastal scenery. The site is a great base from which to explore all that North Devon offers, not just the beaches, but the neighbouring villages and towns, the Exmoor National Park and the many visitor attractions that the region has to enjoy. On site, there is also an outdoor heated swimming pool for the cottage occupants to benefit from, a childrens play area and a fine food van which regularly visits the site. The Tarka Trail is directly accessible from the site and is a walking/cycle track which meanders through miles of the glorious North Devon countryside and is an attractive feature for those on holiday.

The accommodation is arranged over two floors and provides low maintenance easy living. The heart of the home is the open plan lounge and dining room which has a bay window which overlooks the adjacent ponds. The stairs lead up to the first floor and there is useful storage under. Within the room there is ample room for sofas and a dining table and the kitchen area opens at the rear and comprises a range of fitted base and wall units and includes an integrated oven and hob with an extractor canopy over.

On the first floor there are two bedrooms, one set up as a double room and the other with twin beds. The larger double room has an en suite shower cubicle as well. There is a family bathroom with a corner bath with a shower over.

The property is available to purchase furnished and equipped, if required and by separate negotiation.

Outside, Willingcott has communal grounds that surrounds the cottages as well as the outdoor heated swimming pool. There is plenty of parking in the large car park.

Cottages at Willingcott are subject to a holiday occupancy use and are not for permanent living. Number 22 has consent for use at any time of the year for the purposes of use as a holiday home only. The property is leasehold with the balance of an original 999 year lease which commenced on the 31st December 1988. The freeholder is the current site owner and there is a current annual ground rent of £25. There is an annual service charge which is generally in the region of £2,000 and which contributes towards the maintenance of the communal areas of the site and for water and sewerage rates. Whilst the lease does suggest that pets are not allowed, there is currently a relaxed stance on that from the site owner and pets are welcomed on the site which does also help to increase the volume of holiday bookings.
Applicants are advised to proceed from our offices in a westerly direction heading out of town on the main A361 sign posted Barnstaple. At Mullacott Cross roundabout take the right hand exit sign posted Woolacombe and Mortehoe and follow this road for just over one and a half miles. At Turnpike Cross bear off left sign posted Georgeham/Croyde and follow this road down to the sharp hairpin bend. At the bend take the second turning left, sign posted Willingcott Valley, and then turn immediately left again into the entrance of Willingcott Valley, proceeding down the drive and into the turn into the large car park. Number 22 Willingcott Valley will be found at the main driveway end of the car park, adjacent to the ponds.
