SERVICES & OUTGOINGS
We understand that mains electric, water and drainage are connected to the property. Oil fired central heating.
Council Tax: Somerset West & Taunton Council- Band  G
EPC Rating - F
Broadband: ADSL broadband is available—highest available download speed 74-80 Mbps, highest available upload speed 19-20 Mbps. (Openreach).
Flooding: The property is in an area at a VERY HIGH RISK from River/Sea and Surface Water flooding. Please see below further details of the flooding as advised by our clients.
The property was flooded in 1963. Since then the environment agency have remodelled the stream course.
With a spell of heavy rain the stream surrounding the property can fill with water and become more lively - typically gaining a foot of depth. This rush of water lasts for a short time (e.g. an afternoon or overnight) and reduces down again rapidly. On three occasions in six years the vendors have seen the stream fill to reach the level of the bridge in front of the house. When this happens, water spills into the street and returns to the stream via the gap opposite the green bridge. The front gate is fitted with hinges which allow it to simply be lifted off, opening access for excess water. This high water level lasts for around an hour and reduces back to normal levels within a few hours.
The stream has not caused water to enter the house during the current vendors occupation - but for peace of mind the vendors have implemented two custom flood gates for the front door and the door into the garden room from the wood store (there is no risk at the back door into the kitchen, nor the door from the garden room into the garden). These gates fit quickly into the door openings and lock into place with a mechanism to the sides and bottom.

AGENTS NOTES
The vendors own an area of land adjacent to the garden that has a restrictive covenant requiring written permission from the owners of Forge Cottage to erect any structure.
The roof tiles contain a small amount of asbestos. (Roof & Garage)

SITUATION
Wootton Courtenay is a lovely village situated between Minehead and Porlock and only four miles from the popular medieval village of Dunster. The village itself has a Church and Village Shop, with the shops, schools and other amenities of Minehead only four miles away. The village is surrounded by beautiful countryside and is within the Exmoor National Park with the highest point of Exmoor, Dunkery Beacon, visible from the village. Wootton Courtenay also offers good walking and riding opportunities but is also only a few miles away from the beaches of Porlock Weir and Minehead.

OUTSIDE
Outside, the gardens are a particular feature of the property, providing approx. 0.34 acres in total and backing onto open pasture.

The gardens are beautifully landscaped and therefore ideal for a keen gardener. Meandering paths border natural stone raised beds filled with an array of shrubs, perennials and ornamental grasses.

A hornbeam hedge fronts a deer and rabbit proof fence bordering the open pasture. A range of outbuildings are found, including detached double garage with independently accessed loft over, an attached workshop along with a potting shed, wood store, tool store, timber summerhouse and high quality greenhouse.
A glorious bespoke pergola covered sun terrace enjoys delightful views across the gardens and open countryside beyond making it an ideal spot for al fresco dining and summer entertaining.
An ornate bridge spans the stream and leads over to a productive kitchen garden offering raised beds with ample space to ’grow your own’, encircled by a wildlife friendly border.
