SITUATION
Wells-next-the-Sea is a much sought after Seaside town. From the late 16th century up until the early 20th century, it was a major port and still attracts a wide variety of pleasure craft alongside the fishing fleet bringing in local crab, whelk and shrimp. The Quay is the focal point of the town dominated by the iconic granary building with its distinctive overhanging gantry. Visitors enjoy “gillying” from the harbour wall for crabs next to the permanently moored ‘Albatros’, a former Dutch cargo ship.
Access to the sea is a mile long walk along the sea wall, or a short drive. This iconic beach is fringed by sand dunes and pinewoods with a beautiful array of coloured beach huts. Eastwards from the Quay is “East End” where you can pick up the coastal path to Stiffkey and beyond, taking in the views across the saltmarshes.
The town itself is predominantly a Conservation Area and is made up of narrow streets and ‘yards’ leading up from the Quay with many buildings dating back to the early 17th century. Of particular note is the tree lined square known as the “Buttlands,” made up of impressive late Georgian and Victorian properties.
There are plenty of amenities including schools, a doctor’s surgery, dentist, library, food stores, pubs and restaurants as well as interesting independent boutiques and galleries and The Maltings a venue for art, theatre and cinema. The vibrant community organises year-round events and helps keep this seaside town one of the most desirable places in Norfolk to live.

DESCRIPTION
The building was constructed between 1902 and 1904 to process threshed grain exports for shipping around the world, with its overhanging Gantry the building is central to Wells Quay. Converted in 1998 it is now 16 luxury apartments.
The flat is accessed from a communal door at the rear of The Granary with an entry phone system. The building has both a light filled stairwell and lift to all floors.
