Description

A fantastic detached family home tucked away on the edge of this most picturesque village, recently cleverly restored, with a separate one bedroomed annexe.

THE PROPERTY
Tucked away on the edge of the most picturesque village of Netherbury, first glimpses of this wonderful property are most impressive with its most attractive facade constructed of local stone under a pitched tiled roof.
Dating back to the 1600s, and surprisingly not listed, the property has recently undergone a fastidious programme of works and is now immaculately presented with accommodation to suit most families' needs and with a perfect juxtaposition of old and new.
On first entering the property there is a real sense of charm, space, and light, with a hall with stone flooring and a fantastic Italian stove, ideal for a cold winter's day. This leads perfectly into the most stunning and newly fitted family kitchen with marble flooring and a large central island, and incorporating a number of very attractive wall and base units. This kitchen is quite simply 'as good as it gets' with bi-folding doors opening out to a large paved terrace, a true sun trap and ideal for al fresco dining.
Also on the ground floor is a boot room and separate cloakroom, and a lovely dining room. There is also the most fantastic and perfectly proportioned sitting room, with wooden beams, two window seats and a wood burning stove.
The principal bedrooms are situated on the first floor, with three bedrooms including a large master bedroom, and a separate shower/wet room. There are also stairs leading up to an attic room, an ideal space for children and/or guests, with four dormer windows and spectacular views.
To one end of the house is a fantastic one bedroomed annexe, ideal for guests or teenage children, or even a holiday rental income. There is a large double bedroom, sitting room, bathroom and kitchenette. There is also a separate entrance with its own decked area to the rear. A door from the kitchen incorporates it back into the main property if needed, such is the flexibility of this wonderful house.
There is a large lawned area to the front of the house, and paved terrace and further lawned area to the rear. The garden is very private and there is also ample parking and a double garage.

All in all, this is a truly fantastic property in an idyllic yet very convenient location.

LOCATION
The picturesque village of Netherbury is in a conservation area and justifiably one of the most sought-after villages in West Dorset, home to the original 'River Cottage' of Hugh Fearnley-Whittingstall fame. Enjoying a thriving community with a village hall and St Mary's Church, with the popular Hare & Hounds Public House less than a mile in the nearby hamlet of Waytown. Nestled in the countryside surrounded by hills, woodland and rolling pasture, much of it designated an Area of Outstanding Natural Beauty, it is a short walk to nearby footpaths and a vast network of routes.
The popular town of Beaminster is just over 2 miles, and is a pleasant walk following the River Brit and passing the grounds of Parnham House. This vibrant, attractive market town has an excellent range of facilities including a butcher, baker, post office, chemist, hardware store, convenience stores, greengrocers, two doctors' surgeries, veterinary surgery, independent gift and tea shops, restaurants, public houses, hotel and leisure facilities. There is a wide variety of clubs and societies to choose from and Beaminster Festival, an annual event, hosts local and national artists, writers and musicians.
The Georgian town of Bridport and the coast at West Bay are within 20 minutes' drive and Crewkerne with a main line railway service to London Waterloo is approximately 9 miles, both with a further range of facilities and supermarkets, including Waitrose.
