The village has a rich history dating back to the 11th century when it was mentioned in the Domesday Book. The village has a population of around 200 people and is known for its peaceful and tranquil atmosphere.

The village of Hungarton has a number of historic buildings and landmarks that are worth visiting and is well served by an excellent village pub “The Ashby Arms”, village hall, playground, and a communal tennis court. The St. John the Baptist Church is a beautiful 13th-century church that is located in the heart of the village. The church has a number of interesting features including a Norman font and a 14th-century tower. The village also has a number of old cottages and farmhouses that date back to the 17th and 18th centuries.

The village is located close to the Leicestershire Round, a 100-mile circular walk that takes in some of the most beautiful countryside in the county. The park is a popular destination for families and is a great place to enjoy a picnic or a walk.

The Property

Church Paddock is an exceptional family home situated in the charming village of Hungarton. Designed and built approximately 30 years ago, this beautifully designed home, in keeping with its rural surroundings, features oak interior doors and woodwork throughout, bespoke kitchen, and large windows allowing plenty of natural light which frame the countryside views and beyond.
Upon entering Church Paddock, you are greeted by an impressive dining hallway featuring floor to ceiling height windows inviting plenty of natural light, complemented by a ‘Jotul’ woodburning stove. An oak staircase leads to the first-floor landing and access to the various reception rooms radiate. The spacious sitting room with its dual aspect and an open fireplace with attractive stone surround, also enjoys far reaching views. The snug, close by to the kitchen makes for an ideal informal sitting area, and for those who work from home, a dedicated study fitted with bespoke cabinetry and shelving, is ideally located away from the principle living space. The heart of the home lies in the expansive kitchen and garden room, designed for both functionality and social gatherings and is fitted with a bespoke suite of cupboards, with various integral appliances including an AGA. A useful utility room with space for appliances and stable door to the side garden is ideally located just off the kitchen. The guest cloakroom completes the ground floor accommodation.

To the first floor, a large open landing uniquely provides a beautiful spot from which to enjoy the elevated field views, and gives access to four double bedrooms, two with ensuite facilities. The principal suite with its vaulted ceiling, is fitted with bespoke wardrobes and drawers and benefits from a beautifully appointed ensuite. The family bathroom features tongue and groove panelling, a freestanding roll top bath and exposed timber flooring. To the second floor are two further bedrooms, one of which has plenty of storage and could repurpose as further study space if required.

Outside

Church Paddock is complemented by beautifully maintained gardens. Approached over a shared driveway, the private, gated and cobbled parking area provides plenty of space for multiple cars in front of the double garage which benefit from electric up and over doors. A useful garden store sits to the end of the garage block and could provide the opportunity for loft conversion subject to the necessary planning consents. Various terraced areas are conveniently located to capture the sun throughout the day and are abutted by attractively planted borders. A large lawned area, enclosed by post and rail fencing offers plenty of space for outdoor activities and stunning views that create a wonderful backdrop.
