LOCAL NOTES Barroway Drove is a hamlet to the west of Downham Market and the River Great Ouse, in an area of productive arable farmland. Downham Market offers a good range of local shops, restaurants and amenities, including doctor's surgeries, and there is a selection of both good state and private schooling available nearby. There are excellent road links for commuters via the A10 to Ely, Cambridge and further afield. It has a mainline railway station with direct links to London Kings Cross (approx. 90 minutes), Cambridge and Kings Lynn.

Barroway Drove is horse orientated with a friendly community. There is good local outriding from Cuckoo Lane, and an equestrian/animal supplies store in the adjacent Stow Bridge. There is a Barroway Drove and District Community Facebook Group.

ACCOMMODATION The spacious accommodation includes a 20' sitting room with oak flooring and a fireplace with a multi burner stove. The kitchen which has a stone floor with underfloor heating has wall and floor units with worktop over, stainless steel one and a half bowl sink, built in Neff dishwasher, Professional delux Rangemaster cooker with Bosch fan over and a freestanding American style Samsung fridge/freezer with water and ice dispenser. In the conservatory, which utilises as a utility/boot room, there is a stainless steel sink and drainer, washing machine and a Potterton boiler. There are large double doors to a storage cupboard useful for outdoor wear. Double doors lead to the rear garden, which has a large patio barbecue area, some lawned area and a pergola. From the garden there are pedestrian gates to the stable yard on one side and to the second driveway on the other.

The current owners have changed the layout of the accommodation to four bedroom, one with ensuite shower room plus a large family/hobby area. Previously there were three bedrooms with one bedroom annexe accommodation which would not be difficult to re-instate.
