Bright, three bed two bath property. Wooden floor throughout. Great location, easy access to Bakerloo or Jubilee tube lines. Convenient bus access to Central London as well.

Since September 2018

What are the neighbours like?

There are four neighbouring flats. Neighbors are respectful, helpful, friendly, quiet. Building is all owner occupied.

What changes have you made on this property?

Double glazed windows throughout. New (March 2023) double glazed windows in living room, kitchen and bedroom next to living room. New (2023) bathroom roof lantern, double glazed, with vents and with new extractor fan. New electric blackout blind in bedroom, blackout blind in other two bedrooms, boiling tap in kitchen. Major works (facade and internal decoration) of the building completed in Aug 2024. Painted flat (Farrow & Ball) in Summer 2021

What attracted you to this specific house and location?

Abundance of natural light in the flat, lateral apartment, 1 apartment per floor in the building. Communal garden. Three beds two bathrooms. Safe neighborhood. Easy access to the high streets of little venice, st johns wood and maida vale. Hamilton terrace (very nice street with wide sidewalks) is right around the corner. Family friendly neighborhood (kids classes, nurseries, schools)

What would you like to tell parents about the benefits of raising children here?

Communal garden shared with 4 flats. Use of garden by other flats is very rare (if any at all). Numerous parks nearby (Violet Hill, Paddington Recreation Ground, St Johns Wood park, Primrose Hill). London Zoo and Regents Park are also walking distance or short drive. Family friendly neighborhood (lots of kids classes, public libraries, nurseries, schools). Safe neighborhood

What made you choose this property over the others that were available?

Well maintained building with attractive garden and communal area. Building only has 5 flats. Great location, close to central London. family friendly neighborhood, but with restaurants and pubs as well. Layout of the flat was much better than even bigger flats (with a lot of dead space or lots of stairs). Two bathrooms were a great plus, other three beds had 1 bathroom. Reception next to the kitchen. We liked that it is the top floor and we could use the communal area outside the flat for storage like shoes, umbrellas, etc. Strollers can be left downstairs.

How convenient is it for commuting from here (What transport links are nearby)?

Very convenient location. St johns wood, Maida vale and Warwick avenue are very close. Buses to central london, hampstead, paddington are good. Paddington station is very close, which means it is very easy to get to heathrow airport and there is access to the Elizabeth Line.

What can you tell us about the history of the property and how it has been adapted by previous owners? (Have you made any changes)

We did not make any changes to the layout. The flat below has the living room and kitchen on the Hall Road side of the building and the bedrooms are garden-facing.

Does anyone famous live here or nearby?

Yes, there are a number of celebrities that live in St. Johns Wood

What is your favourite room and why?

We love the living room because it is very quiet and it looks at the gardens of our building and all of the gardens from houses on Hamilton terrace. When looking out at all trees, it does not feel like you are in a very central London location. Even when the leaves of the trees fall, you get a nice view.

Memorable/remarkable event?

We moved to this flat as a couple and had both of our two children while living in this flat.

What will you miss most?

The area, and the good layout of the apartment.

What do you love about the local community and what amenities are nearby?

Great support for mums in NW8 moms chat. Panzers ( great international store) and also Clifton greens which is a great vegetable and fruit store in little venice. St johns wood High Street has great shops. lots of activities for kids nearby. Running track at Paddington Recreation Ground and great gym classes in the area

Why have you decided to move on?

We want to upsize. We would like to have a third child.

Roof is a flat roof with easy access. It is not demised to any of the apartments. All flats are owner-occupied
