The first bedroom is a good-sized double currently being used as a twin. The utility room is accessed by a second door in the lounge which is situated directly opposite the front door. The new kitchen is accessed via two low level steps in the lounge. The kitchen is a good size, with base and wall mounted units, with high gloss painted doors in an attractive grey colour, fresh white, tiled splashbacks, rustic floor tiles, with some of the walls tiled with attractive Andalucian tiles, at the far end of the kitchen is a stainless steel sink, wall mounted electric water heater, room for appliances, a window with insect screen, blackout blind and reja, and a partially glazed door leading to the shower room.

The shower room is fully tiled and comprises of a walk-in shower with shower tray and curtain, W.C, pedestal sink, ample room for storage, and a small window with glass slats which opens into the kitchen.

The second bedroom is located on the first floor and accessed via a wooden staircase from the kitchen. The second bedroom is quirky with a pitched ceiling with authentic wooden beams. This room is suitable for a single bed, and has room for free-standing furniture, and is currently being used for storage, there is a small window looking to the roof terrace.

A partially glazed door at the top of the stairs opens onto the roof-terrace. Outside space is always a bonus with village properties, and this small terrace is the ideal place to BBQ and enjoy some welcome sunshine but has a retractable awning for the hotter days. There is currently just a small wall, and it would be advisable to add railings for safety, there is a narrow-glazed door which opens into the third bedroom, which is also accessed via a second staircase.

The dining room is accessed via a door at the foot of the wooden staircase, this room is charming and full of character, with original beamed ceiling, part tiled walls, a door leading to the utility room, and a quirky staircase, which does need some navigational skills leading to the third bedroom.

The third bedroom is a double room, with a vaulted ceiling with an insulated sandwich board roof. There are hand-painted murals on the walls, room for free-standing furniture, and a partially glazed door leading to the roof-terrace.

La Pinilla is located 25 minutes inland from the coastal resort of Puerto de Mazarrón in Costa Calida, a charming sleepy village with a bar serving local tapas just a few doors away from the property. Central to the village is the stunning church "La Iglesia de Nuestra Señora de Montserrat" which dates from the 19th century.

There are four areas along the coast namely Bolnuevo, Puerto de Mazarrón, Isla Plana and La Azohia with roughly 16 coves of beach. If you prefer the tranquillity of the mountains the Sierra Espuña National Park can be reached within 30 minutes, with several small villages being reached within 15 minutes. The transport network in the area is excellent.
