Undoubtedly one of the main features at Road Green House is its stunning walled garden which has been thoughtfully designed and planted to offer all the elements of the traditional cottage garden. It is beautifully established with a profusion of colourful shrubs, flowers and specimen trees and includes several ‘tucked away’ seating areas and pathways which meander through the borders.

Adjacent to the house is a paved terrace with electric awning which gains delightful views and where there is a splendid cherry tree. Road Green House is approached from the lane side over a driveway which provides parking for several vehicles. Adjacent to the is a very useful detached studio building which was a former smithy and has been converted into a superb multi-purpose space which has a variety of uses. It is currently used as an art studio and would make an ideal home office, gymnasium or games room, or alternatively could provide ancillary accommodation/annexe/holiday let, subject to any necessary planning consents. A covered walkway connects this to the house where there are two useful traditionally built sheds.

SITUATION.
Road Green House is situated in a delightful position on the country outskirts of Colyton, which in turn nestles on the bank of the River Coly some 3 miles from the World Heritage Coast at Lyme Bay. The property is conveniently located within a short walk of the town centre and has access to some beautiful walks on its doorstep along the river and over some of East Devon's most attractive countryside, much of which is designated as being of outstanding natural beauty. Colyton, with its beautiful medieval church, offers a good range of shopping and recreational facilities and is only a mile away from the renowned Colyton Grammar School, one of the country's top mixed state schools.

The coast at Seaton, some 3 miles to the south, offers wider amenities and has a long pebble beach and esplanade, and there are stunning coastal walks both east and west over the South West Coastal Path. The busy market town of Axminster is approximately 5 miles to the northeast and has a main line rail link to London Waterloo. There are a number of golf courses in the area and sailing at the picturesque town of Lyme Regis.

From King Street in Colyton, proceed out of the town over Chaney Bridge, turning left at Road Green Cross signposted Northleigh 3 miles. Continue for about 0.25 of a mile where Road Green House will be found on the left hand side.
