Description

East Cottage is set at the end of a long drive bordering the parkland of the former Dower House to Brome Hall, now a Country House Hotel known as The Oaksmere. This character cottage provides two double bedrooms plus bath and shower rooms along with a more recent English Oak framed extension to the side.

East Cottage is a delightful period cottage, semi-detached and set well back from the road. The previous owners added to the property by way of an English Oak framed extension featuring both recycled and recyclable materials and in doing so created a stunning social space complete which at the time served as a new kitchen. The current owners have returned this space to a lovely reception room as French windows open out to the gardens and a solid fuel burning stove sits to one side making a most appealing reception room. The kitchen has been reinstated in a more appropriate space fitted with an attractive range of units and included to one side a downstairs cloakroom/shower room. The original cottage reception room is either a dining room or additional sitting room depending on how new owners wish to use the space. The first floor now comprises two double bedrooms a small third room having been added to the principal room creating a great wardrobe space/dressing area. A character bathroom complete with period reclaimed suite of roll top bath, high level wc and washstand basin completes the layout. The current owners have also introduced photovoltaic panels and a Samsung air source heat pump which together create electricity and serve domestic hot water and radiators. The gardens are designed to complement the cottage nature of the building along with the setting. Pea shingle pathways wind through an assortment of knot gardens containing a mixture of cottage plants and herbs, interspersed with areas of lawn. A sizeable double garage sized workshop building can be found to the rear.

Location

The village of Brome is in an historic setting formed principally around the Hall which until the early 1950's formed a significant Estate covering many hundreds of acres and much property in the immediate vicinity including the neighbouring town of Eye. East Cottage can be found set well back off the road that leads on to the historic village centre and enjoys an outlook across its own delightful gardens in addition to an area of land owned by the local farming family and which shields the cottage from the road, rendering the property only just visible which is nice. The Parish of Brome covers a wide area yet has a delightful heart comprising much of the property formerly within the ownership of the Hall. The former school serves as the Village Hall where activities take place throughout the year in addition to the weekly and monthly meetings of the Parish Council, Clubs and Societies. On Friday evenings a Bar is run for the benefit of the villagers and in high summer the Village Fete is a real draw. The surrounding countryside has good access to a network of footpaths and some excellent walks can be enjoyed to neighbouring Oakley, Hoxne, Thrandeston and Eye. Rectory Road is a quiet country road with relatively little traffic. This near backwater is ideally placed in that those who need to travel to the wider area can easily reach the A140 and A143 for road access through the region in addition to reaching the mainline rail station at Diss for commuting to the City. The journey time to Liverpool Street station is around 90 minutes. In 2021 road improvements and new roundabouts and roads combined to vastly reduce traffic on the village road adjacent to these cottages. The neighbouring market town of Eye provides an excellent range of shops including deli, cafes and restaurants. Whilst a number of surrounding villages have a Primary School, Eye is renowned for the excellent High School with Sixth Form that in 2010 achieved an OFSTED Outstanding award.

Direction

From Eye proceed toward the A140 and take the right hand turn before the roundabout to the village. At the crossroads before reaching the main road (where one can only now turn left), turn right signposted Oakley & Hoxne. This road leads to the historic village centre. The drive to East Cottage is immediately on the left opposite the Village Notice Board and Post Box.
