Description

Nestled in a secluded spot, set back from the road by a gated driveway, this spacious 3 Bedroom and 3 Bathroom adaptable property is surrounded by mature trees and offers large rooms with various points of access to the gardens. Rusper is a popular West Sussex village located between Horsham and Gatwick Airport.

The accommodation is accessed from an L-shape entrance hall. The sitting room is an impressive triple aspect room with front window & rear trifold doors and two side aspect high level windows either side of the atmospheric solid fuel burner. This room enjoys afternoon sun, occupying the south side of the plot with easterly rear views & westerly sunsets to the front terrace.

At the front of the floor plan a dual aspect, formal dining room is a super space for entertaining as it too has side aspect trifold doors to the terrace and front aspect window. From the dining room there are double doors to the impressive modern fitted kitchen/ breakfast room. This is yet another dual aspect space with side & front windows. There are additional built in and integral appliances to be found in this wonderful kitchen. There is space for a dining table next to the front window and a corner solid fuel burner. The utility room is accessed from the breakfast room; it has additional base and eye level units with a sink, integrated washing machine and an enclosed boiler cupboard.

From the utility room, our clients have converted the garage into an annex which is currently operating as a Health Care Treatment Room with en-suite facilities and private entrance vestibule. This is an adaptable space and you may choose to accommodate a family member seeking their independence whilst being linked to the kitchen via the utility room. There is a further door into the garage which is an addition, extended by our vendor in the last ten years, it has external doors to the side access and vehicular electronic roller door.

A door leads from the kitchen back to the hall, with a built in storage cupboard and further doors to the bedrooms and family bathroom. The master bedroom is rear aspect with fitted wardrobes. There is an en-suite with independent shower cubicle, low level W.C, bidet and vanity unit with inset sink. The second double bedroom also has rear aspect garden views and fitted wardrobes. The third bedroom measures 10' x 10' and again has built in wardrobe. The family bathroom has a side aspect obscure window, panel enclosed spa bath with mixer taps and over-head shower, low level W.C and wash hand basin both set into a base unit.

The landscaped rear garden is pretty and has multi-level paved patio and the remainder is mainly laid to lawn. There is an abundance of mature trees and shrubs lovingly planted, to be enjoyed at the right time of year. There is a detached office with power and lighting perfect for full-time home working.

Rusper is a traditional, attractive English village. There is a good village shop, a choice of public houses and a hotel. There is a local Golf Club and country walks abound offering the opportunity to link to walking routes through the Surrey Hills villages of Capel & Newdigate. There are numerous village events throughout the year, one of the main being the May Day celebrations. There are car boot sales held locally and as one regularly hears the subtle tones of the church bells it is clear this is an idyllic village location. A suitable setting also for young families, the village accommodates a local Primary School which has a playground and Sports Club, with Bohunt Secondary School positioned at the bottom of the hill.
Situated almost equidistant to Horsham & Crawley town centres which are both just over four miles away and Gatwick is approximately five miles. There is a local railway station in the nearby hamlet of Faygate.

It's always best to put your house on the market before you find a property

The estate agent acts for the seller and is there to get the seller the best price possible

Understand the length of time it can take - 14 weeks from when you accept an offer, or have an offer accepted to move in! A long time!

It can get stressful, but speak to your agent and your solicitor and they will put you in the picture

Be nice to estate agents - we're pretty nice people, offer some great advice and will help to get you moved ;-)
