Behind a hedge is the large lawn where there are several mature apple trees, pretty borders and a number of other mature shrubs. At the far end of this is a very useful large Summer House, which could easily be converted into a fabulous home office which would be a joy as it has far reaching views across the village and to the fields beyond.

Brooking Cottage is set back from the road in the centre of Ashprington a quintessentially South Hams Village surrounded by beautiful rolling countryside. With a vibrant community The Durant Arms pub is just up the road and is renowned for its great locally sourced food and is the focal point for the village.

Ashprington is a conveniently located village close to Totnes, Dartmouth and Dittisham. Great for sailors with sailing clubs in Dittisham and Dartmouth, whilst the bustling medieval town of Totnes approximately 2 miles away, provides a large range of independent shops as well as a supermarket plus has direct train connections to London Paddington, Exeter St David’s and Plymouth. Exeter Airport is approx. 30 miles away giving direct flights to London, UK and Europe.

Directions
From Totnes, take the A381 signposted for Kingsbridge. At the top of Kingsbridge Hill, turn left signed for Ashprington and follow all the way into the village. At the War Memorial, turn right. Brooking Cottage will be found a short distance down on the left hand side, next to the village hall.
