Description
The Story
When moving down south from Yorkshire, the current owners of Birchcot Rise had no idea at all where they wanted to live, until they happened upon Ascot. “We didn’t know it at all but it was so lovely – it was in a little pocket of its own,” she recalls. “I drove down Ascot High Street thinking it was perfect for us. It had everything we needed and yet it felt rural as well.” With a young son at the time, they initially identified Birchcot Rise as a possibility because it was in the catchment area for Charters School, but quickly realised the house itself was something of a special find too. “It is on a private, little lane of just five houses and the previous owners had sculpted the most beautiful garden here,” she continues. “We could see the house itself had such great potential to become the family house we were looking for.”
GORGEOUS GARDEN STUDIO
Believed to date back to the 80s, the property was one of a handful built on Crown Land in this highly desirable corner of Ascot. Timber-framed and south-facing, it has four bedrooms and is deceptively spacious inside. “It has lots and lots of garden to the front, as well as to the back,” she says. “It is completely south-facing, which means it benefits from wonderful sunshine all day long.” After moving in, the owners opened up the back of their home to create a fabulous, open-plan kitchen dining room, which leads into a conservatory. The house has been exquisitely decorated throughout and they installed a new kitchen and bathrooms. They also added a gorgeous garden studio to use as a home office. “This is where I have worked for the past five years,” she explains. “It is heated, has air-conditioning and electricity, and is a lovely place to spend time because you can look out over the beautiful garden.”
BRIGHT IDEAS
Ideal as a possible gym, games room or hobby room as well, the garden studio could have all manner of uses. The owners have also achieved planning permission for major extension work. “We have approved plans for three extensions,” she explains. “To the front, there would be a larger porch and garage, which could also be made into a two-storey extension, with the creation of more bedroom space above too. Then we also have plans for extending the kitchen dining room into where the conservatory is now and creating a larger room, which has bi-folding doors to the garden. This could also be carried out over two levels if someone wished and the bedroom space above could be enlarged here too.” She adds: “All this work could be carried out with very little impact on the beautiful gardens and sense of openness around the house.”
WINTER WARMING
As it is today, however, Birchcot Rise encompasses ample room for family living and entertaining. It is entered via the substantial porch: at ground-floor level the accommodation includes the sitting room, study, kitchen dining room, utility room and cloakroom. “The kitchen dining room has been a great place for entertaining,” she says. “The kitchen itself is a bespoke oak design, with granite work surfaces. The sitting room is also lovely for spending time with family or friends. We had a wood burner, which is wonderful in the winter months, installed here. It warms the whole house up.” All four beautifully decorated bedrooms are upstairs, together with the family bathroom, on the first floor of the stylish house. The master bedroom has an en suite shower room.
MATURE GARDEN
The established garden has also given the owners great pleasure over the years. “I am not green-fingered at all and yet it is so beautiful,” she admits. “All credit for the garden goes to the previous owners who designed and planted it out and yet also ensured it was low maintenance. I just love sitting outside or in the conservatory gazing out at it.”
TRULY UNIQUE
Having been completely unfamiliar with Ascot when searching for the house 18 years ago, she admits the location has been everything they hoped it would be. “We can step out of the house and head off on walks in all directions, including through beautiful Windsor Great Park,” she says. “We can also stroll over to the high street and are within easy reach of Bracknell and Windsor – and, of course, we are in the catchment for Charters. This lane is truly unique and living here has been fantastic. Now it is time for us to move on but I know the next owners will absolutely love it as much as we have done. There is nowhere else quite like it.”
SETTING THE SCENE
Birchcot Rise is set on a peaceful cul-de-sac in the sought-after Burleigh Road area. It is set back from the road by a large, lawned front garden and has a driveway and garage. To the rear, the property opens on to a magnificent, mature garden within which there is a splendid, garden studio.
