PRODUCTIVE MIXED FARM

Description

Middletack is a well presented and productive mixed arable and livestock farm which has been in the current owners family since 1954. The land, which is currently farmed as part of a larger land holding, forms a ring fenced block which is intersected by two public roads which provide excellent access to all fields.

The farm steading at Middletack has an extensive range of traditional buildings as-well as a modern dutch barn and general purpose shed. In total the farm extends to about 292 acres with a traditional five bedroom farmhouse, five derelict cottages and a useful range of modern and traditional farm buildings.

Location

Middletack is positioned in an attractive location within Aberdeenshire. The area boasts fertile farmland and is renowned for producing award-winning livestock and malting barley which supplies many whisky distilleries in the region. Located in the northeast of Scotland, Aberdeenshire is one of Scotland’s largest and most diverse counties and extends from the North Sea coastline inland to the Cairngorm mountains.

The farm is situated 4 miles south of the town of Fraserburgh which is home to the largest shellfish port in Europe as well as a thriving commercial harbour. The town hosts extensive facilities such as supermarkets, restaurants, hospital, sport and leisure centres and primary and secondary education.

Aberdeen is a vibrant city with its oil and gas corporate headquarters, universities and colleges and provides all the services expected of a major city. Private schools include Robert Gordon’s College, St Margaret’s, Albyn and the International School of Aberdeen.

There are excellent communication links by air and rail from Aberdeen. Aberdeen International Airport provides a wide range of domestic and European flights. There are three direct train services daily to London (Kings Cross) from Aberdeen as well as a sleeper service. Aberdeenshire is a popular tourist destination for both the domestic and international market. Famous for first class field sports including driven pheasant and partridge days, there are a number of well managed grouse moors close by with deer stalking also available.

The rivers Don, Dee and Deveron offer renowned salmon and sea trout fishing. Middletack is well positioned to access a wealth of walking, hiking and cycling opportunities. The Formartine and Buchan Way, a 53 mile path network which runs from Dyce to Fraserburgh, passing nearby the farm utilising the old railway line. There are numerous golf courses in
the county including Cruden Bay, Trump International at Balmedie and Royal Aberdeen, and locally at Fraserburgh.
