Description
The oak floors extend through to the bedrooms on both floors: On the first floor is the main bedroom which enjoys a view over towards the church. There is a walk-in cupboard housing the gas fired combi boiler. This room is used for laundry and there is eaves access. The bathroom is a really good size with a slightly sunken bath (allowing for head room to stand in for a shower) and glass shower screen. It is fully tiled with a toilet with concealed cistern, wash basin and a large storage cupboard, heated towel rail and sash window overlooking the church. On the second floor is a very large bedroom which does have sloping ceiling but good central head height. Velux double glazed window with blind and a second window to the side. It is currently used as a bedroom and a study. A walk-in cupboard has many hooks for coat storage.
OUTSIDE: At the front of the property is a pretty, enclosed brick patio with wrought iron gates, storage for bins and steps to the front door. At the back of the house is a really lovely partially walled garden which enjoys the views to the South. An old brick wall runs along the entire length of the garden and faces South so would be excellent to grow things in the raised brick beds below. An ornate water feature with a globe at the top sits beside a raised sitting area looking at the views. There is a patio abutting the back of the house, set into which is a well with secure grill over. The garden is main laid to lawn with flower beds along the sides and a slightly hidden area of the garden where there is a shed.
SERVICES: Gas combination boiler some under floor electric heating, Some double glazing. Mains services and Tax Band D.

Burwash is one of the most sought after villages in East Sussex. It has a Lime tree lined High Street, consisting of mainly period properties. it retains a very active community with clubs and activities along with well supported village shops, doctors surgery, cafe, pubs, primary school and church. Swan Meadow is the gathering point for the village with its cricket pitch, tennis court and basket ball court along with the village hall, used for many clubs and events. A huge bonus is that there are two main line stations, one at Stonegate and one at Etchingham, both within a ten minute drive with services to Charing Cross and London Bridge. The whole area is an area of outstanding natural beauty which also includes Batemans, Rudyard Kiplings National Trust house and land. For supermarkets, the nearest town is Heathfield, 8 miles away which has a very well served High Street, Waitrose, Sainsbury's, Co-op, secondary schooling to which many local children go.
DIRECTIONS: By the church is the village, turn down into School Hill. The cottage is the first on the right hand side and there is usually parking in front of it.
