Description

A 4 bedroom detached house with charming and spacious accommodation, in an idyllic position close to the village of Sixpenny Handley.

Rose Cottage is an attractive detached cottage in a picturesque rural setting with 4 bedrooms set over 3 floors. The house has accommodation of over 1,800 square feet with a plot of around 1/3 of an acre, with great potential for extending and updating. It would make an ideal home for a family or for those seeking a generous garden. For a cottage, the good ceiling heights and window proportions create a sense of space and light throughout.
From the front door the entrance hall provides ample space for coats and boots etc, with doors to cloak room, utility room and store/larder. The kitchen/breakfast room has an exposed wooden floor, oak beam, a good selection of base and wall mounted units, fully adjustable electric Aga and ample room for a table.
A door opens to the stairs to the first floor. The sitting/dining room is very charming with wood flooring, oak beams with a carved wooden post and an attractive fireplace with woodburner. There is room for a good sized dining table. A stable door leads to the south facing patio with an open porch. On the first floor there is a large double main bedroom, two further double bedrooms and two bathrooms. A recessed part of the landing is large enough to be used as an office/study. The second floor is divided into two good sized rooms, providing potential for further bedrooms. From the first and second floors there are delightful views of the countryside in all directions.

Deanland is a peaceful hamlet located about 1 1/2 miles outside the popular
village of Sixpenny Handley, within the Cranborne Chase AONB and International Dark Sky Reserve. There is direct access to the excellent network of footpaths and bridleways across the local farmland and the woods of Rushmore Estate and Garston Wood RSPB Reserve. Sixpenny Handley has a range of local facilities that includes a general store, a highly reputed butcher's shop, Doctors' surgery, primary school, church and recreation ground. A more comprehensive range of amenities can be found in Salisbury, Blandford and Shaftesbury. In addition, Salisbury can provide mainline rail links to London Waterloo.

A 5 bar gate on the lane leads to a gravelled drive with parking for 4 cars. Steps lead up to the garden which consists of a large lawn with flower borders, fruit trees and a large vegetable plot. Further steps lead down to the patio outside the dining room. There are three outbuildings for storage or workshops. Fields border two sides of the garden and paddocks the third, giving both wonderful views and a high degree of privacy.
