Description

The Lodge is a very private detached residence set in a 4 acre plot with full equestrian facilities.  Off a private track the electric gated entrance opens onto a gravel driveway with parking space for multiple cars and a double garage with remote controlled up and over door. There is Range Master cooker with an extractor hood over and space for a plumbed in American fridge freezer and dishwasher. There is a breakfast bar area and space for a dining table. Off the kitchen there is a door to a boot room that has a back door leading to the rear garden so a perfect dog entrance. From the dining area there are double doors to the main reception room and an entrance to the orangery. This is an extended part of the house and has a solar glass roof. With windows on all sides it has views towards the stables so you can see the horses from your home in clear sight. It also has double glazed doors and under floor heating. A perfect relaxation space.

There is also a large utility room off the hallway with storage and work surfaces as well as plumbing for washer and dryer and a sink. The downstairs cloakroom and shower  with underfloor heating is a substantial space with a three piece suite of WC wash hand basin and vanity unit and a generous shower cubicle with rainfall shower head.  Lastly, the study  is a good size with built in desk, shelving and cupboards.

On the first floor , there are four bedrooms and two bathrooms, one being ensuite to the master bedroom which has a range of fitted wardrobes and views over the paddocks. The family bathroom is large with a big airing cupboard and the landing has access to a loft  area with loft ladder.

Outside , there is a wrap around garden at the rear of the property which is enclosed by fences and gates so very safe for children and dogs. To the rear of the garage and overlooking the fields there is a family garden area which is also fenced in and with gates- perfect for relaxing in the evening sunshine.

There are CCTV cameras in many of the stables and around the property so you can keep an eye on things when away.

Equestrian Facilities

The Lodge is the perfect equestrian property.  It is in the heart of horse country close to world class venues and is an excellent base for all disciplines.  It has been designed for ease yet keeps the yard and house totally separate.  Competing early is not a problem nor getting home late at night as the house is immediately off the A413, so no long dark narrow lanes as it has excellent access. 

It has around four acres surrounded by mature hedgerow, split into four post and rail paddocks with mains water.  Three of the paddocks have field shelters and there is mud control ensuring good access throughout the year

There are six airy permanent stables, three large roomy ones and three smaller pony stables.  There are two temporary wooden stables adjacent to a rug storage room and wash bay.  There is a large tack room with racking and saddle racks.  The Lodge has a huge concrete yard making manoeuvrability and access easy with good lorry and trailer parking.  A covered hay barn, muckheap and undercover utility storage compliment this working yard well.  

The 40 x 25 Martin Collins Fibre Plus waxed surface is a couple of years old, professionally installed by Elmtree Construction.  Not sure how straight your centre line is, the three mirrors can help to check. There is also a base and electric supply for a five horse monarch walker.

The Lodge is well positioned with Addington Equestrian only four miles away, not only does it have a superb restaurant, but there are regular British Showjumping, British Dressage, unaffiliated competitions, training shows, demos, stallion shows and so on.  If that isn’t enough, Bury Farm Equestrian Village has all of this plus The Bareback Challenge and Hobby Horse competitions. 

For endurance, there is the The Concrete Cow Ride, for eventing the many training venues within an hour such as Milton Keynes Eventing Centre and Attington arena eventing, plus several gallops for hire locally. There are so many eventing competitions within a two hour drive, some run pretty much all year round, plus the Cotswold Cup which is growing in popularity.

Whaddon Chase Pony Club are a thriving branch locally, and the locations in  the heart of Bicester and Whaddon Hunt country and Team Chase country.

No yard is complete without a team of professionals and there are  several excellent local equine vets, farriers, physiotherapists and so on to choose. Hampden Equine Vets are literally two miles down the road in Whitchurch.

 

Location

The Lodge is situated in close proximity to Winslow ( approximately 7 to 8 mins drive ) which is a small market town with many shops and amenities as well as a weekly market . A new railway station opening in 2025 will provide access to Oxford  in about 25 mins as well as increase connectivity to London.  The property  is also in close proximity to Aylesbury and in a grammar school catchment area.
