Description

An opportunity to acquire a former Congregational Church, with residential planning consent, overlooking the attractive village of Finchingfield.

Description

The property was previously used as offices (Class E), following a change of use from a place of worship in 2015. However, in March 2023, Braintree District Council granted residential planning consent (Class C3) to convert the building into three individual two-bedroom apartments (application number 23/00870/LBC). Despite its current permissions, the property offers potential for a variety of uses.

Believed to have been built in 1779, with enlargements and alterations made between 1815-23 and 1824-33, the building occupies a prominent position in the village. It is constructed from an attractive red and blue brick in Flemish bond, with a slate roof.

The building is Grade II listed and forms part of the Finchingfield Conservation Area.

Apartment one – Approx. 90 sq m (968 sq ft)
Two-bedrooms on the ground floor at the front of the building, accessed from the main entrance on the principal elevation.

Apartment two – Approx. 120.5 sq m (1297 sq ft)
Two-bedrooms with a second storey formed by way of a mezzanine installation to form additional living space. The bedrooms are arranged to the rear of the building, within a lean-to appendage to the core structure. The ground floor and mezzanine is arranged around an existing organ, which is to remain.

Apartment three – Approx. 126 sq m (1356 sq ft)
Two-bedrooms including access to a second floor internal balcony on both flanks of the structure, one of which includes access to a wardrobe.

Outside
There is a car park to the front of the building for at least 6 cars. To the side and rear, an area of land has been used as a burial ground where there are burial rights reserved (see agents note) and retained for public access.

The total site area is approximately 0.42 acres.

Services
Mains water and electricity connected.

Location

Braintree: 5.7 miles; Felsted school: 6.8 miles; Dunmow: 9.4 miles; Chelmsford: 15.9 miles; Stansted Airport: 16.2 miles. (All distances approximate).

The property occupies a wonderful setting in the heart of this charming North Essex village overlooking the village green. The Mount is set in a conservation area within Finchingfield which is often referred to as one of the most beautiful villages in England. The village provides a strong local community and benefits from three public houses, tea rooms, restaurants, antiques centre and a well serviced village store.

The area is well positioned for a range of education facilities with a primary school in the village and the neighbouring villages of Wethersfield and Great Bardfield. Felsted School is approx. 7 miles away, with Dunmow and Braintree providing a further range of primary and secondary schools.

The neighbouring areas of Braintree, Great Dunmow and Saffron Walden provide a wider range of shopping, educational and recreational facilities. For the commuter there is a train station from either Audley End, Braintree or Witham to London Liverpool Street. There is also access onto the A12 at Witham and onto the A120 at Great Dunmow, which links with the M11 at Junction 8 and Stansted Airport.
