Description

Berry and George Estates formed to make selling and buying your home much easier. The best way to differentiate us from all other estate agents is, we open 7 days a week and we're also available out of hours - it's that simple! We'll provide you with updates when your home is on the market to be sold and we'll continue to do so once a sale has been agreed.

We do the same as all other estate agents, we just do it that much better. How? Easy, we have better photos, a better more detailed write-up, honest opinion, we're open longer and we have normal down to earth people working with us, just like you! It's really that easy to be so much better...all backed up by our fantastic Google reviews.

In a well established estate at the far end of Jubilee Way and thus remaining in walking distance of Aldi - OK, maybe not if you have been over enthusiastic with your weekly shop - we find this attractive three bedroom dormer style home. Among its many positive points are the characterful raw brick feature fireplace in the lounge, the usefully extended kitchen providing far roomier accommodation that I would expect to find in a three bedroom semi of this type and of course, the raised rear garden. This features an imaginatively laid out patio area crying out for the weather necessary to justify the BBQs for which it is the perfect setting and a large and well maintained shed that with a little modification could become a summer house for those less than ideal afternoons.

To the front of the home where we may expect to find a lawn there is instead an area of hard standing giving plentiful off road parking and never requiring a lawn mower. Beside here the drive passes along the side of the home to the detached garage at the rear.

Opening the side facing front door takes us into the small inner hall where the stairs rise to our right while ahead of us is the door into the lounge. This large room is made welcoming by the attractive and high quality wood laminate flooring giving a slightly rustic feel, something echoed by the current owners' choice of furniture and the raw brick fireplace with its electric living flame effect log burner. Towards the back of the room it is evident that the lounge has been extended into what was once the dining room making one large open plan area, something for which it is ideally suited. To one side of the dining area is a small alcove, a great spot for the bar which beside this is a door into the under-stair storeroom where you keep all the "stuff" that every home has but few homes seem to know where to keep it.

Beyond here we move into the kitchen which is surprisingly large thanks to it being part of the extension to the rear of the home. In here there are fitted unit to all four walls with numerous wall mounted cupboards above, meaning that storage is never going to be an issue while providing masses of work-top space for food preparation and easily accommodating all the labour saving technology we have come to rely on. At the end of the room is a large picture window sited above the sink so Baldrick can gaze out over the garden as he goes about his domestic duties.

Outside the back door is a large patio area laid to what appears to be Indian stone and kept sheltered by the garage to one side. There is a side door giving access into the garage which is equipped as you would hope with both power and light, meaning Dad can disappear in here with his pipe and slippers to work on the Airfix kits he was never allowed as a child. From here a set of centrally positioned steps lead up onto the immaculate lawn, bordered by a substantial fence to one side and established shrubbery to the other. Against the fence another patio area provides somewhere to sit and chew the fat with friends over a drink as the sun sinks ever lower and the fire-pit begins its cheerful crackling. However should the weather take a turn for the worse, refuge can be found in the sizeable wooden garden shed but it's not quite the same...

Returning indoors and climbing the stairs, at the top we come face to face with the family bathroom. This, while not vast has been fitted out to a very high standard with some quality tile work adorning the walls and features a modern suite of pedestal hand basin, lavatory and traditional centre filling bath with a glass side screen protecting the room from any overspill from the shower above. The combi boiler guarantees that a constant supply of hot water will be maintained however long it takes you to get through your karaoke repertoire.

Moving towards the front of the home and past the head of the stairs we come to what is so often the Achilles heel of this type of home; the smallest bedroom. In this case things are genuinely not too bad as it seems wider than many examples I have seen and could see service as an ideal nursery or single room for a child or young adult. Or even a fully grown adult if I am honest... It is currently in use as an office-cum-dressing room so as you can see, it is nothing if not versatile.
Adjacent to here and also overlooking the front of the home is the main bedroom. This is a well proportioned double room with adequate space for any free standing furniture you may aspire to but, with the additional hanging space to be found in the cupboard on the stairs would this even be needed? I suppose it depends on your sartorial tastes but personally, all my clothes fit in a rucksack... What there is room for, and Mum may be thrilled with, is a formal dressing table where she can do whatever it is that women do in the mornings.

To the rear of here is the second of the larger bedrooms. Of similar dimensions to the one overlooking the front this is well able to undertake any number of uses and configurations; a comfy double room, massive single with students desk and various pieces of furniture, a child's idea of heaven with several bunk beds, this list goes on. Because that is the thing about homes; no two are the same because the needs of no two families are the same and why adaptability and versatility are such underrated qualities; something rarely mentioned by house builders who pompously assume their vision will suit everyone but as is so often the case, home is what you make it and this home provides an excellent starting point in that process.

All in all this home could be all things to all men. Large and versatile enough for an established family and in an excellent location for shops and schools to make parents' lives easier, while remaining within reach of many young couples just starting out and seeking their first purchase. It is in fine condition and has obviously been well cared for, the extension to the kitchen has been well thought out and executed, making a great improvement to the home's practicality and speaking of which, the easy access to the major road network makes commuting as simple as it can ever be. Has it got faults? Probably, but I can't see them.
