Description
EPC band: C
Location
Tonbridge is a thriving market town that has developed over the centuries. It boasts a fine example of a 'Motte and Bailey' Norman castle built in the 13th century, set on the banks of the river Medway with the castle grounds abutting Tonbridge Park offering covered/open air swimming pool, tennis courts, children's play areas, miniature railway, putting etc. Tonbridge Town offers an excellent range of retail and leisure activities with 3 supermarkets from Aldi's to Waitrose and many High Street stores. There are also a selection of coffee shops, restaurants and local pubs.
Transport
The mainline station provides fast commuter links into London (Cannon Street/London Bridge/Charing Cross in approximately 40 minutes) with road links to the M20 & M25 motorways via the nearby A26 and A21. Tonbridge offers first-rate primary and secondary schools (including Grammars and Public Schools) many of which consistently do well in the league tables

We spoke to the vendors about their lovely family home and they provided us with this great insight into their home
What attracted you to the property when you bought it?
- There were multiple aspects to the property that initially attracted us in 2016 which we felt, for our budget, were unique to this house and the local area.
- The uninterrupted views of the Kent countryside was absolutely the first thing that caught our eye when we first walked through the door. Moving away from a flat in a busy part of Central London, we wanted to buy somewhere that was in fresh air, quiet, green and had easy access to local woods/walks so this property was a perfect fit. It was clear from the open day viewing that a number of buyers also had the same interest, and the property was proving to be popular with the agent so we moved quickly to put in an offer before anyone else.
- On our first viewing, we could see the property was enclosed in a quiet road, with no passing road traffic which again was an attractive prospect to us (as previously our flat was placed on a main road). Parking is also important as we both drive daily, so a dedicated drive space and free parking in the surrounding area was a bonus.
- The house has plenty of natural light, felt warm and we could see it had lots of potential to benefit from a renovation.
- Close proximity to a school with an Outstanding Ofsted Rating.
- Transport links are important to both of us for the nature of our work. The easy access to Tonbridge train station with plenty of car parking and regular direct links to London, as well as the short drive to the A21 and M25 again appealed to us as we had found it difficult to find a property in our budget that offered both benefits.
What improvements have you made to the house ?
The house required a complete top-to-bottom renovation and re-decoration. Nothing in the house appeared to have been updated for quite some time. Over the years we have made the following improvements:
- Upstairs bedrooms were all re-decorated with new carpets, re-plastering, paint and or wallpaper, new plug sockets, a built in sliding door wardrobe in the main bedroom and new light fittings.
- The bathroom and upstairs toilet have been replaced, with new tiles, a new ventilation system, light fittings, bath, sink, radiator, toilet and bathroom cabinet.
- Upstairs landing and stair carpet replaced.
- Re-decorated hallway, kitchen, living room and dining room.
- Brand new doors fitted throughout the house, and front door painted and re-furbished.
- Laminate flooring throughout the ground floor and living room.
- Professionally installed wood-burning stove in the living room, plus a new radiator.
- New IKEA kitchen with built in fridge and dishwasher. New appliances including built in oven and microwave. New light fittings including LED spotlights.
- New shelving in the Kitchen pantry.
- New energy efficient boiler (<3 years old), serviced in December 2023.
- Nest Smart Thermostat system.
- Outside corridor re-decorated & re-furbished floor. Outside toilet re-decorated with new tiles. Outside utility/storage area created (previously an empty space) with IKEA cupboard fittings, LED lights, space for tumble-dryer and washer and sink.
- Electric 7kW car charging point installed.
- Fibre broadband installed (for Virgin Media).
The garden has been completely re-landscaped, everything in the garden has been replaced and is brand new. It now includes:
- A split-level patio area which maintains the view of the countryside, and also an area of artificial grass (natural grass just won’t grow because of the soil conditions, so it looks much better now).
- Raised beds have been installed to grow fruit, veg, flowers.
- A traditional wood fire pizza oven.
- A shed with plenty of storage, solar panelling and a battery to power lighting and the water fountain.
- Brand new garden fencing.
- External water tap points.
- Food prep area with wood store underneath.
- New guttering.
What have you enjoyed about living there?
- We enjoy eating out, shopping, coffee shops, restaurants etc. so we have been really lucky to benefit from the close links to Tonbridge High Street and Tunbridge Wells which offers plenty of variety.
- We have enjoyed the peace and quiet offered by living next to the local woods/fields. The only noises we hear are the school children playing in their playground, or the sounds of farm animals.
- The neighbours either side of the property are very friendly and look out for each other. We have come to know our neighbours very well and even invited them along to our wedding reception. We know that they would warmly welcome the next potential owner.
- In the summer, the garden attracts plenty of heat and sunlight. The evening’s also provide the most stunning sunsets which last for ages and you’re able to watch the sun completely set off towards the west.
