Description

Spacious rural family home with fantastic outside space and garden house.

Description

The Coach House is a generously proportioned 18th century steading conversion built to a high standard and set within enclosed landscaped grounds and approached via a sweeping driveway with turning circle. The property is distinctive for its spacious accommodation and the interior finish and has a flexible layout that will appeal to a variety of buyers. Of special note is the recently upgraded dining kitchen with views over the private garden.

The Coach House begins with a welcoming reception hallway with cloakroom and a staircase to the first floor. On the ground floor there is a large cloakroom, the living room has a multifuel stove within a fireplace and bi-folding doors which flood the property with natural light. The fabulous modern open plan fitted dining kitchen/sitting room to the rear is the true heart of this family home, with windows overlooking the garden, floor and wall mounted units with a central island unit, three oven cream electric AGA and Belfast sink. Off the kitchen is a useful utility room with a door out to the parking area; the present owners use this as their everyday access. There is a cosy family/cinema room with surround sound, French doors opening onto a patio, and two excellent sized double bedrooms both benefitting from en suite shower rooms. The principal bedroom also boasts French doors leading to the rear garden. A home office and WC complete the ground floor.

Upstairs there are three good sized double bedrooms, with two sharing a Jack and Jill en suite shower room, and the third is enhanced by a dressing room, en suite facilities and a balcony with stunning open aspects.

Externally, The Coach House has a well maintained large private garden with views over the surrounding hills. At the top of the garden is the impressive garden house, complete with office, shower room and home gym with dual bi-folding doors that open up onto a fabulous decked terrace with uninterrupted views. The property has approx. 3 acres of woodland area and a paddock with small stable. There is a large, enclosed dog area, turning circle with water feature and a putting green, mature trees, hedges and mainly laid to lawn with a paved area outside the kitchen ideal for al fresco dining and entertaining. There is a burn and contained well running through the property.

Location

The Coach House is situated in a rural setting at Castlehill, a village close to Dumfries, the county town of Drumfries & Galloway. Dumfries is an active country town providing schooling, a newly built hospital, shops and sports clubs. The M74, which is the main route between England and Scotland, is close to Dumfries and there are railway stations at both Dumfries and Lockerbie. The southwest of Scotland is well known for its mild climate, attractive, unspoilt countryside and the abundance and diversity of recreational pursuits and field sports including shooting and stalking as well as trout and salmon fishing on numerous rivers and lochs. A wide variety of beaches, coastal paths and beautiful walks are within easy reach. There are water sports and sailing on Loch Ken and the Solway Firth along with excellent hillwalking and cycling along the many cycling routes including the 7 Stanes, a nationally renowned network of mountain biking trails in the hills and forest parks. In 2009 the International Dark Sky Association confirmed Dark Sky status on the Galloway Forest Park, the first in Scotland to be so designated. There are several excellent golf courses within travelling distance within the area including Dumfries County, Thornhill and the championship course at Southerness on the picturesque Solway coast.
