Description

"I bought Monks Park Avenue as my first renovation project, and the house has been an amazing family home and I will be sad to see it go. We started upstairs with taking the separate toilet to bathroom wall down to create a bigger bathroom with all new shower, bath and toilet plus electric underfloor heating, we then proceeded with rejuvenating the three upstairs bedrooms. I kept the original picture rails throughout as it was a nice way to contrast the paint colours in each room. Downstairs is where most of the work took place with creating a new under stairs toilet and storage, we then renovated the original staircase to what you see today. The kitchen is probably the showcase of the house with a new extension from the existing house where I also knocked through the existing kitchen/dining room wall to create what you see today with a total area of 8m x 6m kitchen/diner. We installed a wren kitchen with a large central island and breakfast bar, integrated dishwasher and two washer dryers. The entire extension is fitted with a hot water under floor system. The exterior of the house Was also completely renovated with a new driveway and garden including new artificial grass, multiple patios, bespoke shed/bar and smart Philips outdoor lighting."

Monks Park Avenue is a residential road in the heart of Horfield and a few minutes from Monks Park, with lots of open space to enjoy. Bars, family pubs, and restaurants are abundant in this area. The Inn on The Green is the closest pub, which hosts regular beer festivals and offers great food, whilst The Wellington, and The Gloucester Old Spot are equally as nice and close by. Several highly regarded eateries are also close to the property, such as Sabo Brasileiro, Lona, as well as Per & Kor. Many families have been drawn to the area for its highly rated schools including Filton Avenue, Horfield and Ashley Down Road. To the North of Horfield, there are some of Bristol’s largest employers, including Rolls Royce, the MOD and Airbus, all within an easy commuting distance by car, bike, or public transport. Buses run frequently along Gloucester Road to all major areas of Bristol, the City Centre, North Bristol, Cribbs Causeway and Bristol Parkway Station. Sports fans have a great selection of events nearby at the Gloucestershire County Cricket Ground which hosts county and international cricket, and the Memorial Stadium which is home to Bristol Rovers. Horfield Leisure Centre, Clifton Downs, and Blaise Castle Estate are regularly used by fitness enthusiasts and dog-walkers alike.

A truly impressive 1930s family home in a desirable part of Horfield, displaying a substantial four metre single storey extension with multiple velux windows, maximising the natural light and sitting on a large plot with a landscaped garden. Entrance is into a neutrally styled hallway, with the first reception room on your initial right. The room is utilised as a living room, featuring a log burner, picture rails and a rounded bay window. Moving through the ground floor, you are greeted by the striking kitchen/dining area. Contemporary in design, the room boasts a central island with breakfast bar area, contrasting stone grey and midnight blue cupboards, with laminate flooring and underflooring heating throughout the space. The exterior displays multiple stone patio areas, a bespoke wooden shed/bar structure with electrics and smart outdoor lighting surrounding the perimeter. The lawn is artificial but of high quality and the plot itself faces in a north direction. The front driveway has recently been laid, along with the garden patio's, allowing plenty of space for up to three vehicles.

Progressing to the first floor, you are presented with an immaculate four piece bathroom suite, with a standalone bath and distinctive style. The primary bedroom occupies the front bay, and offers the largest floorspace, with the second bedroom adjacent looking over the rear garden. A large single bedroom above the hallway completes the accommodation.
