Description

Pacitti Jones are delighted to bring to the open market Easter Carribber, this unique B listed family home forms part of a late 18th century U-shaped steading, enjoying a semi-rural position surrounded by open countryside and a picturesque setting with views across the Avon Gorge. The property is ideally positioned for those looking for a quiet, rural position with the bonus of a thriving town only two miles away. This beautiful home has been upgraded by its’ current owners to a high standard pairing classic character with modern interiors. Internally there are three public rooms, five bedrooms, family bathroom, ensuite shower room, mature gardens, large barn/workshop and additional outdoor space to the side of the barn.

Set back from the road, the U-shaped courtyard provides private parking for this beautiful home, the front door opens into a welcoming hallway with access to the ground floor accommodation.
From the entrance hall there is direct access to the first two bedrooms, one is currently utilised as a home office and the other as a tv room with guest bed showcasing the versatility of this home. The family bathroom fitted with a white four-piece suite comprising bath, separate corner shower cubicle, toilet, and sink completes this wing of the property.

From the hallway you step into the first public room, a beautifully presented and welcoming family room, here there is space for a large dining table and chairs with a generous footprint offering space for relaxed seating in front of the log burning stove. Accessed from here is the garden room, a bright, airy room blending indoor comfort and the best views across the gardens, sliding doors open onto the paved patio, seamlessly connecting the house to mature outdoor space.

Next door through a sliding stable style door is the contemporary, breakfasting kitchen, upgraded by the current owners to include a plethora of sleek handleless cabinets, framed by co-ordinating Quartz worktops, Smeg range cooker with induction hob and two electric ovens, integrated microwave oven, dishwasher, Quooker tap, and space for a freestanding fridge/freezer. This bright room is flooded with natural light from the dual aspect windows, there is space for a table and chairs. From the hallway you access another two bedrooms, both are sizeable rooms with space for a double bed, freestanding wardrobes, and dressing table or desk.

A beautiful oak staircase provides access to the first floor where you immediately step into the impressive living room, this room is our personal favourite, it is generously proportioned with ample floor space for large sofas which can be centred around the log burning stove and ornate fireplace. This room provides the best views with uninterrupted views to the front across the Avon Gorge and beyond to the Ochils, and to the rear an open aspect across rolling countryside. Cleverly concealed behind a hidden door is the principal bedroom, a spacious suite with modern décor paired with plush neutral carpet, there is ample space for a double bed, freestanding bedside furniture, bespoke integrated wardrobes, and contemporary ensuite shower room with rainfall shower, toilet, sink and heated floor. Double glazing and oil-fired central heating provide all year-round comfort.

This family home faces onto a generous garden extending to approximately 1/3 of an acre, and attention must be drawn to the privacy of the outdoor space, which backs onto open countryside. The lawn is bordered by mature trees, perennial shrubs, vegetable beds and enjoys a sunny south facing aspect. A paved patio directly outside the garden room provides the perfect spot for al fresco dining or relaxing in the warmer weather. From the courtyard with off road parking, there is access to a barn/garage space providing excellent storage space. In addition to the rear garden the property also comes with an additional grass paddock (approx. ¼ acre) and large barn/workshop which could provide additional parking space or useful as a storage area.

The ancient barony of Carriber was called after the Norman knights of that name who settled there in the reign of David I of Scotland. It was granted to Robert (Rab) Gib in 1539 by James V under the Register of the Great Seal, for his continued loyal services as his Master of the Horse. Rab Gib went on to build Carriber Castle or Rab Gib's Castle (now ruined) overlooking the River Avon. The present Easter Carribber Farmhouse was built in the late 18th century on the site of one of the farms, dating from 1513 and belonging to the castle.
